Qualifications:

Educational Background:

  • Bachelor's Degree in Mechanical Engineering (BSME).

Professional License:

  • Licensed Mechanical Engineer (Registered/Professional).

Work Experience:

  • 1–2 years in building facilities, property management, or MEP maintenance.

Skills & Knowledge:

  • HVAC, chilled water, fire protection, plumbing, pumps, and elevator/generator systems.
  • Reading MEP drawings/schematics and operating BMS or CMMS platforms.
  • Local mechanical codes, safety standards, and technical troubleshooting.
  • Strong communication skills and MS Office proficiency.

Location Requirement: Must be willing to work full-time on-site in Pasig City, Metro Manila

Job Summary:

The Mechanical Engineer oversees the operational efficiency, maintenance, and safety compliance of all mechanical equipment and utilities within the assigned property. This role manages daily technical operations, coordinates third-party contractors, and handles mechanical troubleshooting to ensure continuous building uptime and tenant safety.

Duties and Responsibilities:

  • Supervise the daily operation and preventive maintenance of all mechanical systems, including HVAC, fire protection, pumps, elevators, and emergency generators.
  • Perform routine technical walkthroughs and inspect equipment logs to identify potential failures and prevent operational downtime.
  • Lead immediate troubleshooting and repairs for mechanical breakdowns, facility emergencies, and tenant technical complaints.
  • Direct and monitor internal technical staff and third-party contractors during routine servicing, overhauls, and equipment installations.
  • Ensure compliance with national mechanical codes and occupational safety standards, and coordinate annual government permit renewals.
  • Track building utility consumption (electricity, fuel, water) and implement basic energy-saving initiatives.
  • Manage inventory for mechanical spare parts, consumables, and tools.
  • Prepare monthly mechanical operation logs, incident reports, and technical assessments for property management leadership.
