Property Accountant

Job Type: Full-Time

Work Hours: Monday to Friday, 8:00 AM to 4:30 PM Mountain Time, with a 30-minute unpaid break

Salary: $1,400 per month

Job Overview:

We are seeking a detail-oriented and experienced Property Accountant to manage the full accounting cycle for a portfolio of condominium corporations, residential rental properties, and commercial properties. The ideal candidate will prepare monthly and year-end financial statements, perform bank reconciliations, maintain general ledger accounts, manage journal entries and accruals, and support financial reporting and audit requirements. Strong knowledge of property accounting, Excel, and financial reporting is required, while experience with Yardi or similar property management accounting software is strongly preferred. The successful candidate should be highly organized, analytical, and accurate, with the ability to manage multiple properties and reporting deadlines while working effectively with Property Managers, Condominium Managers, and the accounting team.

Key Responsibilities:

  • Perform full-cycle accounting for an assigned portfolio of condominium corporations, residential rental properties, and commercial properties.
  • Prepare monthly and year-end financial statements, including balance sheets, income statements, budget-to-actual reports, general ledgers, and supporting schedules.
  • Complete monthly bank reconciliations and investigate and resolve discrepancies.
  • Enter transactions into Yardi.
  • Maintain and reconcile general ledger accounts, including accounts receivable, accounts payable, prepaid expenses, accruals, intercompany accounts, deposits, and other balance sheet accounts.
  • Prepare and post journal entries, accruals, adjustments, and year-end entries as required.
  • Prepare monthly financial reporting packages for Condominium Managers and Boards of Directors.
  • Review financial results and identify unusual transactions, significant variances, errors, or emerging financial concerns.
  • Assist with year-end audit and review engagements, reconciliations, schedules, and supporting documentation for external accountants and auditors.
  • Review property accounting records to ensure transactions are properly coded and allocated to the correct property, account, department, or project.
  • Assist with accounting requirements related to property transitions, new property onboarding, and management terminations.
  • Maintain organized electronic accounting records and supporting documentation.
  • Ensure accounting procedures comply with company policies, internal controls, contractual requirements, and generally accepted accounting practices.
  • Identify opportunities to improve accounting processes, controls, reporting, and efficiency.
  • Work collaboratively with Accounts Payable, Property Management, Administration, and senior management.
  • Manage multiple reporting deadlines and ensure financial statements and other accounting deliverables are completed accurately and on schedule.
  • Perform other accounting and financial duties as required.

Required Skills & Qualifications:

  • Minimum 3 years of accounting experience, preferably in property management, real estate, condominium management, or a related industry.
  • Demonstrated experience with full-cycle accounting and preparation of monthly financial statements.
  • Experience managing accounting for multiple properties, entities, or cost centers is strongly preferred.
  • Strong knowledge of general ledger accounting, bank reconciliations, accounts receivable, accounts payable, accruals, budgeting, and financial reporting.
  • Previous experience with Yardi or similar property management accounting software is strongly preferred.
  • Strong proficiency in Microsoft Excel, including spreadsheets, formulas, reconciliations, and financial schedules.
  • Proficiency with Microsoft Word and Google Docs.
  • Accounting diploma, degree, or equivalent combination of education and relevant experience.
  • Excellent attention to detail, accuracy, analytical, and problem-solving skills.
  • Ability to independently manage a portfolio of properties and multiple reporting deadlines.
  • Strong organizational and time-management skills, with the ability to identify discrepancies and investigate issues through resolution.
  • Strong English written and verbal communication skills and a professional, responsive approach when working with Property Managers, Condominium Managers, and senior management.
  • Strong sense of accountability and ownership over assigned responsibilities.
  • Ability to work effectively both independently and collaboratively within an accounting and property management team.
  • High level of confidentiality, integrity, and professionalism.
