The Project Manager, Enterprise Systems leads the end-to-end delivery of strategic enterprise transformation initiatives across the organization, with a primary focus on the successful implementation, integration, and stabilization of enterprise platforms. Reporting directly to the Chief Operating Officer, this role ensures projects are delivered on time, within scope and budget, and aligned with organizational priorities.
The position oversees complex, cross-functional programs involving system implementation partners, business leaders, and technical teams while driving governance, change management, risk mitigation, and operational readiness. The Project Manager serves as the central point of coordination across stakeholders to ensure successful adoption and long-term value realization from enterprise technology investments.
Key responsibilities include, but are not limited to:
- Program delivery: Build and maintain the integrated master plan across all three migrations — milestones, dependencies, critical path, risks, and resources. Run the cadence: steering committee, workstream stand-ups, vendor reviews, executive readouts.
- Vendor and SI management: Manage system integrators, implementation partners, and platform vendors against statement of work, budget, and timeline. Hold partners accountable for quality and pace.
- Cross-functional coordination: Partner with leaders in property management, compliance, finance, HR, IT, and development to align scope, sequence cutovers, and resolve trade-offs.
- Data migration and integration oversight: Govern data mapping, cleansing, conversion, and validation across legacy systems. Ensure integration points between Elise, NetSuite, and Rippling are scoped, built, and tested before each go-live.
- Risk and issue management: Surface risks early, drive mitigations, and escalate decisively. Maintain a single source of truth for status, decisions, and open items.
- Change management and adoption: Lead stakeholder analysis, communications, training, and post-go-live reinforcement so the business actually uses the new systems.
- Governance and reporting: Provide clear, executive-grade status reporting to the COO, Executive Leadership Team, and Board sponsors. Maintain RAID logs, decision logs, and budget tracking.
- Post-go-live stabilization: Lead hypercare, manage defect resolution, and transition each platform to steady-state ownership.
Requirements:
- 5–8 years of project or program management experience leading enterprise system implementations and migrations from start to finish.
- Proven success delivering at least one large-scale enterprise system migration as the accountable Project Manager, from planning through go-live and stabilization
- Experience with ERP (NetSuite, Workday Financials, Oracle, Sage Intacct, Microsoft Dynamics), HCM/HRIS (Workday, Rippling, ADP, UKG), or PMS (Yardi, RealPage, Entrata, MRI, Elise) strongly preferred
- Applied change management experience with a track record of driving adoption, not just delivery — stakeholder engagement, communications, training, and reinforcement.
- Demonstrated ability to run multiple concurrent workstreams with competing priorities, tight dependencies, and senior stakeholders.
- Strong vendor and System Integration (SI) management skills — scoping SOWs, managing to budget, and holding partners accountable.
- AI and automation experience. Comfort applying AI tools and workflow automation (Microsoft Copilot, Power Automate, ChatGPT, Claude, Perplexity, or similar) to accelerate program work — status reporting, documentation, data validation, requirements gathering, and stakeholder communications.
- Executive communication. You can translate technical complexity into crisp status updates, decision asks, and risk narratives for a C-suite audience.
- Proficiency in modern PM tooling (Smartsheet, MS Project, Jira, Asana, or similar) and Microsoft 365 (Teams, SharePoint, Excel, Power Automate).
Nice-to-have:
- Experience across multiple platform types (ERP + HCM, ERP + PMS, or all three).
- Experience with system integrations, middleware, and API-based data flows.
- Affordable housing, LIHTC, or real estate industry exposure.
- Lean Six Sigma or process improvement credentials.
