Job Description

About the role:

As a Project Manager in the real estate development company, your primary responsibility is to cover tenancy management and Asset Enhancement Initiatives from inception to completion, ensuring they are completed successfully within budget, on time, and in accordance with quality standards and regulations. You will work with a cross-functional team, including architects, contractors, engineers, and internal stakeholders, to ensure that projects are executed successfully while adhering to design, engineering, and construction standards.

Key Responsibilities:

  • Assist in planning, coordinating, and executing project works across the Company's properties.
  • Support the implementation of tenancy management and Asset Enhancement Initiatives (AEI), refurbishment, upgrading, reinstatement, and CAPEX projects.
  • Coordinate with consultants, contractors, tenants, vendors, and internal stakeholders to ensure smooth project delivery.
  • Monitor project schedules, progress, quality, costs, and compliance with project specifications.
  • Conduct regular site inspections to ensure work is carried out in accordance with approved plans, safety requirements, and quality standards.
  • Track project timelines and highlight potential risks, delays, or issues, proposing practical solutions where necessary.
  • Review contractors work progress and ensure timely rectification of defects.
  • Assist in obtaining quotations, evaluating proposals, preparing purchase requisitions, and administering project documentation.
  • Verify work completion, progress claims, variation orders, and supporting documents before submission for approval.
  • Coordinate with mall operations to minimise disruption to tenants, shoppers, and daily operations during project execution.
  • Liaise with government authorities, consultants, and service providers where required.
  • Maintain proper project records, reports, drawings, permits, warranties, manuals, and close-out documentation.
  • Participate in project meetings and prepare meeting minutes, progress updates, and reports.
  • Support any other duties assigned.

Requirements:

  • Degree in Architectural and Built Environment, Project Management.
  • Minimum 7+ years of relevant experience in project development and architecture planning and management within only in retail mall and commercial building.
  • Good knowledge of authorities submissions, conversant with local codes, and regulations and procedures in Singapore
  • Experience in Development and Asset Enhancement Initiatives (AEI), refurbishment, fit-out, or renovation projects is a must.
  • Strong understanding of retail mall operation, construction processes, design and engineering principles
  • Excellent communication, leadership and problem-solving skills
