Job Summary
The Project Architect is responsible for the design development, preparation, issuance, and control of all architectural and construction drawings for DITO Telecommunity retail projects, including Licensed Partner Stores and DITO-Owned Stores. The role produces Issued-For-Construction (IFC) drawings that serve as the primary execution reference for contractors, reviews shop drawings, provides construction-phase architectural support, and ensures accurate as-built documentation at project close-out.
Key Responsibilities
1. Architectural Design & Construction Documentation
- Prepare and develop complete architectural and construction drawing packages for Licensed Partner Stores and DITO-Owned Stores, including:
- Architectural floor plans, reflected ceiling plans, elevations, and sections
- Construction details and finish schedules
- 3D perspectives and visual presentations (as required)
- Coordinated architectural electrical and lighting layouts
- Adapt standard DITO store concepts to site-specific conditions, mall requirements, and operational needs while maintaining brand consistency.
- Issue drawings at various stages including Concept Design, Design Development, and Issued-For-Construction (IFC).
2. IFC Drawing Control & Revisions
- Issue IFC drawing sets for contractor use and ensure drawings are accurate, coordinated, and buildable.
- Manage drawing revisions resulting from site conditions, landlord comments, or DITO directives.
- Maintain strict drawing version control, ensuring only approved IFC drawings are used on site.
- Respond to contractor Requests for Information (RFIs) through written clarifications or revised IFC drawings.
3. Shop Drawing & Submittal Review
- Review contractor shop drawings, samples, and mock-ups for compliance with approved IFC drawings, design intent, and DITO brand standards.
- Coordinate and issue comments or approvals within agreed timelines to support uninterrupted construction.
- Document and approve any deviations prior to site implementation.
4. Construction Phase Architectural Support
- Provide ongoing architectural support during construction of both Licensed and DITO-Owned Stores through:
- Site inspections
- Coordination meetings
- Design clarifications and supplemental details
- Verify that construction works align with approved IFC and shop drawings.
- Identify non-conforming works and recommend corrective measures.
5. As-Built Documentation & Project Close-Out
- Review and validate contractor-submitted as-built drawings for completeness and accuracy.
- Ensure all approved variations, site changes, and final conditions are reflected in as-built documentation.
- Compile and submit final as-built architectural drawing sets as part of store turnover requirements.
6. Coordination & Compliance
- Coordinate with internal teams (Retail Operations, Brand, Marketing, Engineering, IT) and external consultants to ensure fully integrated drawings.
- Ensure all architectural deliverables comply with local building codes, mall fit-out guidelines, safety regulations, and accessibility standards.
- Support permit, landlord, and authority submissions by preparing required architectural documents.
7. Documentation & Reporting
- Maintain organized records of all architectural deliverables including IFC drawings, revisions, RFIs, shop drawing reviews, and as-built sets.
- Provide regular status updates to the Project Manager on design progress, drawing issuance, and construction-related architectural issues.
Qualifications
- Bachelor's degree in Architecture.
- Licensed Architect (required)
- Minimum of 25 years of experience in retail, commercial, or fit-out architectural projects.
- Proven experience preparing IFC drawings for both tenant-type (licensed) and company-owned retail stores.
Technical Skills
- Proficient in AutoCAD, SketchUp, Revit, Lumion, or equivalent architectural software.
- Strong understanding of construction detailing, materials, and retail fit-out methodologies.
- Familiarity with architectural documentation workflows and drawing control standards.

Work Environment
