The role
The
Operations Manager will
lead the on-ground execution of operations, leasing, and marketing initiatives across a portfolio of co-living properties. This is a
highly hands-on role focused on ensuring unit readiness, driving occupancy, and maintaining service standards across sites.
Working closely with regional leadership, the role is critical in translating strategic direction into day-to-day execution, making it ideal for candidates who thrive in fast-paced, lean environments and take strong ownership of results.
Your Responsibilities
- Execute operational, leasing, and marketing initiatives in line with management directives
- Oversee daily operations across multiple co-living properties, ensuring smooth and efficient site performance
- Ensure all units and common areas are clean, functional, and ready for occupancy at all times
- Drive occupancy targets by supporting leasing activities, including inquiries, viewings, and closing when needed
- Monitor leasing pipeline, conversion rates, and remove operational bottlenecks affecting performance
- Coordinate and support marketing campaigns, ensuring alignment with on-ground readiness (availability, pricing, promotions)
- Supervise and support the Community Manager in handling tenant concerns and engagement
- Act as escalation point for complex tenant issues and ensure timely resolution
- Enforce house rules and maintain a positive and well-managed living environment
- Coordinate with vendors and contractors for repairs, maintenance, and operational requirements
- Ensure timely and quality completion of works impacting tenant experience
- Manage unit turnover (move-ins and move-outs) to minimize vacancy days
- Monitor operational expenses and identify practical cost-saving opportunities
- Implement and enforce SOPs across operations, leasing, and tenant management
- Maintain strong coordination across site teams and step in operationally when required
What We're Looking For
- At least 3 years of leadership experience in property management, hospitality, co-living, or similar operations
- Strong hands-on experience in operations, leasing, and on-ground execution
- Proven ability to work in lean, fast-paced environments with high ownership
- Experience in tenant management, issue resolution, and community engagement
- Exposure to leasing processes and occupancy management
- Experience coordinating with vendors, contractors, and site teams
- Basic understanding of marketing execution or campaign coordination is an advantage
- Strong organizational and problem-solving skills
- Willingness to be on-site and actively involved in day-to-day operations
- Flexible and responsive to operational needs, including potential weekend or holiday work
