Role Overview
The
Zone Manager will oversee the performance, leasing strategy, and overall management of a portfolio of office spaces within the organization's property assets. This role is responsible for driving occupancy, maximizing revenue, and ensuring strong tenant relationships through strategic leasing initiatives and operational oversight. The ideal candidate brings deep expertise in office leasing within a large-scale property or retail environment.
Qualifications
- Bachelor's degree in Business Administration, Real Estate Management, Marketing, or a related field
- With 5 to 8+ years of experience in property and leasing management, with a strong focus on office portfolios
- Proven track record in managing office portfolios, lease negotiations, and tenant acquisition strategies
- Minimum 2 years of people management or leadership expererience.
- Strong understanding of market trends, tenant mix planning, and commercial leasing dynamics
- Experience working within large retail, mixed-use, or commercial property organizations is highly preferred
- Excellent negotiation, stakeholder management, and relationship-building skills
- Strong financial acumen, including lease structuring, revenue forecasting, and budgeting
Key Responsibilities
- Develop and execute leasing strategies to drive occupancy and revenue growth across assigned office properties
- Lead end-to-end leasing activities, including prospecting, client presentations, negotiations, and contract finalization
- Identify and secure high-quality tenants aligned with the organization's portfolio positioning and long-term strategy
- Monitor market trends, competitor movements, and pricing benchmarks to ensure competitive leasing offers
- Build and maintain strong relationships with tenants, brokers, and key stakeholders to support retention and expansion
- Oversee day-to-day operations of the assigned zone, ensuring properties are well-maintained and compliant with standards
- Collaborate with internal teams (marketing, operations, finance, legal) to support leasing initiatives and tenant requirements
- Prepare and manage budgets, revenue forecasts, and performance reports for the office portfolio
- Drive tenant satisfaction through proactive engagement and resolution of concerns
- Lead, mentor, and manage assigned team members to ensure high performance and alignment with business objectives
