Job Description

The Commercial Area Manager is responsible for driving leasing performance, maximizing occupancy, and managing tenant relationships across assigned office assets. The role owns the commercial success of the portfolio, ensuring optimal tenant mix, sustained occupancy, and strong tenant retention, while maintaining seamless operational execution.

Key Responsibilities:

Leasing & Occupancy Management

  • Drive end-to-end leasing activities to achieve occupancy and revenue targets across the assigned area
  • Identify, source, and secure tenants including corporate accounts, BPOs, and commercial occupiers
  • Lead site presentations, lease negotiations, and deal structuring in coordination with leasing stakeholders
  • Track market trends, competitor positioning, and pricing benchmarks to refine leasing strategies
  • Actively manage pipeline, conversions, and vacancy risks

Tenant Relationship & Account Management


  • Serve as the primary relationship owner for key office tenants within the portfolio
  • Build long-term partnerships to support retention, renewals, and portfolio stability
  • Address escalations, resolve operational concerns, and ensure high tenant satisfaction
  • Monitor tenant compliance with lease terms and building policies

Commercial Performance & Reporting


  • Own and monitor key metrics: occupancy, lease renewals, revenue performance, and tenant churn
  • Generate regular performance reports and actionable insights
  • Identify risks (expiring leases, downsizing tenants, vacancies) and implement mitigation plans

Operational Oversight


  • Ensure day-to-day operations of office spaces are efficient, safe, and aligned with standards
  • Coordinate closely with engineering, housekeeping, and security teams
  • Maintain compliance with safety regulations and property management standards

Cross-Functional Collaboration


  • Partner with leasing, marketing, and property management teams to align on acquisition and retention strategies
  • Support campaigns, activations, and events that drive tenant engagement and occupancy

Qualifications:


  • Bachelor's degree in Business Administration, Real Estate, Marketing, Property Management, or related field
  • At least 6–10 years of experience in office leasing, commercial property management, or tenant relations
  • Proven track record in leasing, tenant acquisition, and contract negotiations
  • Experience handling corporate or BPO tenants is strongly preferred
  • Strong commercial acumen, stakeholder management, and negotiation skills
  • Ability to balance revenue targets with operational execution
  • Proficient in Microsoft Office and reporting tools
