To supervise all activities related to the warranty phase with primary focus on ensuring timely project/housing units handover, quality assurance, defects management, budget control, client satisfaction, and team coordination to deliver successful and efficient project completions.
To undertake and oversee all warranty related activities but not limited to the following: final inspections & punch listing, walkthroughs, handoff & turnover, post-construction cleaning, post-construction trainings and post-occupancy reviews, seasonal testing, documentation, and final satisfaction reviews/surveys.
JOB SPECIFICATIONS:
Qualifications
With at least 5 years of experience in the Property/Subdivision Management & Real Estate Construction Management.
With deep understanding of property management, Homeowners Association formation and customer management processes/methods.
Preferably a Registered Engineer (Civil/Mechanical/Sanitary/Plumbing/Electrical).
Ability to manage multiple projects simultaneously, prioritizes tasks effectively and meet deadlines.
Knowledge
Applicable real estate policies, standard practices, and relevant laws (i.e., Water Code, National Building Code, Fire Code of the Philippines, Subdivision and Condominium buyer's Protective Decree (PD 957, Economic and Socialized Housing - BP 220) Government rulings affecting the real estate business (LGU, HLURB, BIR, DHSUD).
