Job Description

The SAP Specialist FICO plays a critical role in ensuring the seamless execution, optimization, and support of Financial Accounting and Controlling processes within the SAP ERP environment. This role is responsible for driving business process improvements, system configuration, issue resolution, and change implementation aligned with financial management best practices in the real estate industry. The role acts as a bridge between Finance, IT, and key business stakeholders to ensure SAP FICO solutions meet strategic and operational needs.

JOB DUTIES AND RESPONSIBILITIES:

SAP Configuration & Support

  • Analyze, design, configure, test, implement, and maintain SAP FICO modules based on business requirements from Finance, Treasury, and Controlling units.
  • Ensure the integrity, efficiency, and scalability of SAP FICO processes related to Real Estate-specific functions such as project costing, investment management, CAPEX/OPEX tracking, property revenue recognition, and lease accounting.
  • Address and resolve SAP FICO-related incidents and service requests through structured root cause analysis and continuous improvement.

Business Process Optimization

  • Collaborate with cross-functional teams and Business Process Owners to identify pain points, opportunities for automation, and recommend SAP-driven improvements across financial operations (e.g., budget control, cost allocation, tax reporting, intercompany processes).
  • Drive digital transformation initiatives in accounting and finance functions by leveraging SAP tools such as Re-FX for lease management, SAP S/4HANA Fiori apps, or SAP Analytics Cloud for real-time reporting.

System Development and Documentation

  • Write functional specifications for SAP enhancements, including integrations with real estate project systems, property management tools, or external financial applications.
  • Conduct and document unit testing, system integration testing, and user acceptance testing (UAT) with end users to validate system changes and ensure alignment with financial compliance standards.
  • Develop and maintain configuration documentation, training materials, and SOPs for end-users.

Project & Budget Monitoring

  • Support SAP-enabled capital project lifecycle management by configuring budget controls and monitoring expenses of development projects (horizontal and vertical).
  • Participate in project rollouts, including planning, data migration, go-live activities, and post-implementation support.

Security, Controls & Compliance

  • Define and maintain user roles and authorization profiles in line with segregation of duties (SoD) and audit requirements.
  • Support internal and external audit initiatives by ensuring financial data integrity and documentation compliance within SAP.

JOB QUALIFICATIONS

  • Bachelor's Degree in Accountancy, Finance, or a related field. Certified Public Accountant (CPA) preferred.
  • Minimum of 3 years of hands-on experience in SAP FICO modules; background in real estate, property development, or construction industry highly desirable.
  • Strong knowledge of FICO integration with other SAP modules (e.g., MM, SD, PS, Re-FX), SAP reporting tools, and financial close processes.
  • Experience in writing functional and technical specifications
  • Knowledge of lease accounting (IFRS 16/ PFRS 16) within SAP Re-FX
  • Familiarity with SAP S/4HANA or ECC 6.0 platforms
