Job Overview
The Sales and Revenue Manager is responsible for maximizing the property's overall revenue, occupancy, and profitability through strategic sales planning, pricing optimization, and revenue management. This role oversees corporate, leisure, and long-stay market segments while ensuring alignment with Aruga Apartments luxury serviced residence positioning.
Key Responsibilities
Revenue Management & Pricing Strategy
- Develop and implement pricing strategies based on demand, seasonality, and market trends.
- Monitor daily occupancy, ADR (Average Daily Rate), RevPAR (Revenue per Available Room), and revenue forecasts.
- Analyze competitor pricing, market demand, and booking pace.
- Manage inventory across all distribution channels (OTA, direct bookings, corporate contracts).
- Recommend rate adjustments, promotions, and packages to maximize revenue.
Sales Strategy & Business Development
- Create and execute sales plans to achieve room revenue and occupancy targets.
- Identify and develop new business opportunities (corporate accounts, embassies, multinational companies, relocation clients).
- Maintain and grow relationships with existing corporate and travel partners.
- Conduct sales calls, presentations, and site inspections.
- Negotiate corporate contracts and long-stay agreements.
Market Analysis & Forecasting
- Prepare weekly, monthly, and annual revenue forecasts.
- Monitor industry trends, competitor performance, and economic factors affecting demand.
- Provide strategic recommendations to management based on performance analysis.
Distribution Channel Management
- Optimize performance of online travel agencies (OTAs), Global Distribution Systems (GDS), and direct channels.
- Ensure rate parity and accurate inventory allocation.
- Collaborate with marketing to maximize online visibility and conversion.
Reporting & Performance Monitoring
- Prepare regular revenue and sales performance reports.
- Present performance reviews and strategic recommendations to senior management.
- Track KPIs such as:
- Occupancy Rate
- ADR
- RevPAR
- Market Share
- Revenue Growth
Collaboration & Leadership
- Work closely with Front Office, Reservations, Marketing, and Finance teams.
- Provide guidance on pricing, availability, and sales priorities.
- Support training initiatives related to revenue optimization and sales performance.
Qualifications & Requirements
- Bachelor's degree in Hospitality Management, Business Administration, Marketing, or related field.
- 35+ years of experience in hotel or serviced residence sales and/or revenue management.
- Experience in luxury hotels or serviced apartments is highly preferred.
Skills & Competencies:
- Strong analytical and financial skills.
- Knowledge of revenue management systems and hotel PMS
- Excellent negotiation and sales skills.
- Strong communication and presentation abilities.
- Ability to analyze market trends and develop strategic plans.
- Detail-oriented and results-driven.
Preferred:
- Experience with corporate and long-stay markets.
- Knowledge of Makati business and hospitality market.
- Familiarity with OTA platforms (Booking.com, Expedia, Agoda, etc.).
