Residential Quantity Surveyor / Estimator VIC (Remote)
Role Overview
We are seeking an experienced
Residential Quantity Surveyor (QS) / Estimator to support Victorian residential building projects.
The role involves preparing cost estimates, BOQs, take-offs, and supporting builders through tender, pre-construction, and contract stages.
The estimator ensures accurate pricing, cost control, and timely project delivery across single dwellings, townhouses, and small developments.
Key Responsibilities
Estimating & Cost Planning
- Prepare detailed residential estimates for new builds, duplexes, townhouses, and knock-down rebuilds
- Conduct material take-offs from plans and specifications
- Build BOQs and cost plans aligned with VIC building standards
- Analyse drawings, engineering details, and inclusions
Tender & Procurement Support
- Source and compare subcontractor quotes
- Prepare tender submissions and variation pricing
- Review supplier pricing and allowances
- Assist value engineering and cost optimisation
Project Support
- Monitor budgets through pre-construction stages
- Prepare feasibility estimates for developers and builders
- Support contract documentation and scope clarifications
- Track cost changes and variations
Systems & Documentation
- Maintain estimating templates and cost databases
- Ensure accurate record keeping in project management systems
- Provide reporting to project managers and directors
Requirements
- 5+ years experience as a Residential QS / Estimator in Australia (VIC preferred)
- Strong experience with detached homes, townhouses, and small developments
- Ability to read architectural, structural, and services drawings
- Strong understanding of Australian construction costs and trade sequencing
- Excellent attention to detail
