Job Description

Position Title: Regional Commercial Leasing Manager

Location: Bacolod City, Western Visayas (Region VI)

Employment Type: Full-Time

The Regional Commercial Leasing Manager is responsible for driving occupancy and revenue performance across a portfolio of commercial properties within the assigned region. The role leads leasing strategy, tenant acquisition, and relationship management while supervising a team responsible for leasing operations.

This position develops and executes market-driven leasing strategies, identifies new retail and service concepts, and cultivates partnerships with brands and operators that enhance the commercial value of the portfolio. The role also oversees forecasting, performance monitoring, and tenant engagement to ensure sustainable occupancy and long-term profitability.

Key Responsibilities:

Leasing Strategy & Business Development

  • Develop and implement leasing strategies to maximize occupancy and revenue across the assigned property portfolio.
  • Identify and secure new tenants, concepts, and business partners aligned with the commercial positioning of each asset.
  • Build and maintain a strong pipeline of prospective tenants and retail partners.

Portfolio & Revenue Management


  • Monitor occupancy performance, leasing pipeline, and revenue targets across the region.
  • Prepare leasing forecasts, market assessments, and business plans to support asset performance.
  • Recommend tenant mix strategies that optimize commercial value and customer traffic.

Tenant & Partner Relations


  • Maintain strong relationships with tenants and business partners to support retention and long-term collaboration.
  • Address tenant concerns and coordinate with internal teams to ensure smooth operational support.
  • Facilitate negotiations and oversee leasing agreements.

Team Leadership


  • Lead and mentor a group of leasing professionals responsible for property-level leasing activities.
  • Provide guidance on negotiations, deal structuring, and relationship management.
  • Monitor team performance and ensure alignment with regional business objectives.

Market Intelligence


  • Track industry trends, competitor activities, and emerging retail concepts.
  • Leverage market insights to identify opportunities for new tenants and revenue streams.

Qualifications:


  • Bachelor's degree in Business Administration, Marketing, Finance, Management, or a related field.
  • At least 10 years of experience in leasing, business development, commercial property management, retail partnerships, or related fields.
  • Strong experience in tenant acquisition, lease negotiations, and portfolio management.
  • Proven ability to manage regional operations and lead teams.
  • Excellent communication, negotiation, and stakeholder management skills.
  • Strong organizational and planning skills with a results-driven approach.
  • Established network of retail brands, operators, and business partners is highly advantageous.
