Job Summary
Manages the overall operations, maintenance, and administration of a high-end residential condominium. Ensures optimal performance of building systems, compliance with regulatory and governance standards, and delivery of exceptional service to residents. Oversees the implementation of preventive maintenance programs, financial management, and stakeholder relations to uphold property value and operational excellence.
Key Responsibilities
- Oversee daily building operations, including staff and contractor management
- Ensure proper maintenance and performance of building systems (MEPF, elevators, safety systems)
- Monitor repairs, preventive maintenance, and capital improvement projects
- Manage move-in/move-out procedures and access control
- Handle resident concerns and maintain strong relationships with unit owners and stakeholders
- Enforce condominium policies, house rules, and regulations
- Prepare and manage budgets; monitor expenses, collections, and financial performance
- Safeguard assets and submit monthly operational and financial reports
- Ensure compliance with government regulations, permits, and condominium by-laws
- Conduct board and committee meetings as required
- Manage vendors, contracts, and service performance
- Implement safety, security, and emergency response programs; handle incident investigations
- Recommend property improvements and support turnover/inspection of units and common areas
Qualifications
- Bachelor's degree in Engineering (Mechanical/Electrical), Business Management, or a related field
- Licensed Mechanical Engineer or Electrical Engineer (preferred/required depending on property requirement)
- At least 3–5 years of experience in property, facilities, or building management, preferably in residential or high-end developments
- Strong knowledge of building systems, preventive maintenance, and regulatory compliance
- Proven leadership and team management skills
- Excellent problem-solving, communication, and stakeholder management abilities
- Experience in financial management, budgeting, and reporting
