Position Overview:
A Property Engineer ensures buildings and facilities operate efficiently, safely, and cost-effectively by managing maintenance (HVAC, electrical, plumbing), overseeing upgrades/construction, implementing preventive plans, and ensuring compliance with codes, handling budgets, and coordinating with staff and tenants for smooth operations. Key duties involve regular inspections, emergency response, energy conservation, and technical reporting, requiring a licensed Civil, Electrical, or Mechanical Engineer.
Key Responsibilities:
- Facility Maintenance: Conduct regular inspections, perform routine tasks (plumbing, electrical, carpentry, painting), and manage preventive/corrective maintenance for all equipment and facilities.
- Safety & Compliance: Ensure properties meet quality, safety (fire/earthquake drills), and legal standards; minimize liability.
- Project Management: Oversee construction/renovation projects, review plans, monitor work, and report status management.
- Budgeting & Cost Control: Assist in operating expense budgets, implement cost-saving measures, and monitor utility consumption.
- Tenant & Staff Coordination: Respond to tenant requests, coordinate with maintenance/security teams, and provide technical briefings.
Qualifications:
- Licensed Engineer (Civil, Electrical, or Mechanical).
- A professional engineer (PE) license is often required or strongly preferred.
- Several years of experience (typically 2-5+) as a building engineer or in property management, especially in high-rise or commercial properties.
- Strong technical knowledge of building systems and excellent problem-solving, communication, and project management skills.
