Job Summary

The Project Management Supervisor provide technical support to Project Management Assistant Manager. The role handles special projects like improvements and major rectification in all GPMC managed properties, making sure that standard process is observed from pre-construction, construction up to post construction stage/project turnover. The role will also involve in preparation, implementation and monitoring of GPMC Operational Standards.

Duties and Responsibilities

Pre-Construction Phase

  1. Identify the specific scope of intended project in coordination with Property Management Office (PMO) and get details based on actual site condition.
  2. Finalize the layout and presentation to be coordinate with other SMDC departments (PD, PIDS, etc.) for approval of project intent.
  3. Finalize the Terms of Reference/Bill of Quantities.
  4. Finalize the In-house Cost Estimate for the budget reference/PR creation of PMO.
  5. Involve in Procurement Process. Attend the Pre-bid meeting with Procurement Team to discuss the technical requirement of the proposed project to the shortlisted bidders. Send minutes of meeting to attendees for reference.
  6. Attend and answer all technical bid queries from the bidders.
  7. Coordinate with Consultant for the approval of submitted technical data and material sample.
  8. Finalize the Technical Bid Evaluation and Tabulation.
  9. Assist the Project Management Assistant Manager in presenting the proposed project (3M and up budget) to SMDC Bids and Awards Committee (BAC) from initial bid, clarified bid up to best and final bid/awarding.
  10. Provide additional technical inputs in presentation/endorsement of PMO to Condominium Corp. Board of Trustees (BOT).
  11. Monitor the issuance of Purchase Order/ NTP/Project Contract.

Construction Phase

  1. Involve in Project Implementation. Attend the Kick-off Meeting with PMO to discuss the project requirement to the awarded contractor prior mobilization. Send minutes of meeting to attendees for reference.
  2. Monitor the submission of project requirement Gantt chart with key plan, bonds/insurances, LGU permits/PTO, technical submittals/material samples, method statement, etc.
  3. Conduct site inspection to monitor accomplishment and resolve technical concerns affecting project target completion.
  4. Assist PMO about the project and ensure all project issues and concerns are monitored until closure.
  5. Provide project update to be submitted Project Management Assistant Manager for alignment to GPMC Heads.

Post Construction PhaseConduct punch listing of project and monitors its close-out.

  1. Evaluation of 100% accomplishment billing prior to processing of Certificate of Completion.
  2. Monitor the submission of Warranty Certificate and Warranty Bond for the releasing of retention.
  3. Coordinate with the contractor on back jobs covered/stipulated by their warranty.

GPMC Standardization

  1. Create layout and presentation material of operational items for standardization for approval of Management.
  2. Monitor the compliance of all managed properties to GPMC Operational Standards.

Skills and Qualifications

  1. License Architect/Civil Engineer/Electrical Engineer/Mechanical Engineer
  2. At least 2 to 3 years working experience in Project Management.
  3. Experience in Customer Service is an advantage
  4. Basic knowledge on the Philippine Code-Based Requirements
  5. MS Office Proficient (Excel, PowerPoint, Word), AutoCAD, Sketch-up
  6. Strong organizational and multitasking abilities
  7. Leadership and Interpersonal Skills
  8. Excellent in written, communication and negotiation
  9. Keen into details
