Supports the Project Director and Cluster Head in managing and overseeing the real estate horizontal projects (both ongoing and completed) assigned to them.
LAND ACQUISITION
- Prepares the initial financial runs to be used as basis for acquisition
- Coordinates the implementation on the technical due diligence of acquired properties, in preparation for the project conceptual planning.
PROJECT CONCEPTUALIZATION AND PLANNING
- Participates in the planning process
- Prepares the project development timeline based on parameters provided by the Cluster Heads and/or Project Director
- Participates in the completion and ensures accuracy of the project plans; Concept Design, Schematic Design, Design Development and Final Construction Drawings
- Prepares the requirements for the application and processing of permits and licenses needed prior to the launch and construction of the project.
- Coordinates the project launch requirements with Sales and Marketing Departments
- Prepares the project financials necessary for the launch
- Monitors the project scorecard and ensures budget commitments are met
- Prepares the approval to launch memo
- Comes up with the project pricing strategy and prepares the pricelist and payment terms
PROJECT OPERATIONS
- Ensures execution of launch plans
- Regularly monitors:
- Construction progress and achievements of time, quality and cost targets
- Project financials to ensure achievement of committed profit margin
- Agreed and approved sales and marketing strategies and sales targets
- Recommends courses of action in case of deviations in all aspects
PROJECT DELIVERY
- Ensures on-time and smooth turnover of the following through regular coordination with concerned departments
- Residential units to the buyers in coordination with Engineering Department and Buyer Turnover Group
- Common Areas and Equipment to the Condominium Corporation in coordination with Engineering Department and Property Management Department
- Spearheads the project close-out
- Provides critical assistance to Property Management, Buyer Turnover Group and Customer Service to address customer concerns
- Oversees post construction activities and manages the budget
Qualifications:
- Candidate must possess at least a Bachelor's/College Degree in Engineering (Industrial), Business Studies/Administration/Management, Economics, Finance/Accountancy/Banking, Commerce or equivalent
- Candidate should have good Finance skills and should be able to complete our Finance/Cash Flow assessment
- Good quantitative and interpersonal skills
- 5 years of work experience is required
