About the Role

The Project Architect is responsible for overseeing the review and evaluation of architectural and engineering designs to ensure alignment with project objectives, regulatory requirements, cost efficiency, and operational functionality. The role ensures that all design outputs comply with established standards and supports successful project implementation from planning to construction and turnover.

Job Responsibilities

Design Review and Evaluation

  • Review architectural, structural, MEP, and other engineering drawings for accuracy, completeness, and compliance with design standards.
  • Evaluate design implications on construction feasibility, cost efficiency, implementation timeline, and property management operations.
  • Provide clear technical comments, redlines, and recommendations to improve design quality and functionality.

Regulatory and Standards Compliance

  • Ensure all design submissions comply with local building codes, zoning regulations, fire safety standards, accessibility laws, and other applicable requirements.
  • Coordinate with government and regulatory agencies for permits, clearances, and approvals when necessary.
  • Monitor updates in building laws, codes, and regulations affecting ongoing and future projects.

Consultant and Project Coordination

  • Collaborate with consultants, engineers, contractors, and stakeholders to align design deliverables with project timelines and objectives.
  • Facilitate design coordination meetings, workshops, and value engineering discussions.
  • Provide technical input during procurement, bidding, and contractor selection to ensure design integrity is maintained.

Design Risk and Implementation Support

  • Assess design alternatives based on constructability, cost efficiency, and operational impact.
  • Identify design-related risks and recommend mitigation strategies to avoid delays and cost overruns.
  • Support the project team in aligning design revisions with budget and contractual requirements.

Quality Assurance and Operational Functionality

  • Ensure all design outputs are practical, functional, sustainable, and aligned with long-term operational needs.
  • Conduct site inspections and technical reviews to ensure construction aligns with approved designs.
  • Validate that completed works comply with approved standards and project objectives.

Reporting and Documentation

  • Prepare technical reports, design review summaries, and compliance checklists for management and stakeholders.
  • Maintain complete and organized documentation of all design submissions, approvals, revisions, and correspondence.
  • Provide design-related inputs for project progress reports and executive presentations.

Job Qualifications

  • Licensed Architect (PRC)
  • Bachelor's Degree in Architecture
  • 3–5 years experience in high-end or luxury property development
  • Skilled in architectural and engineering design review and coordination
  • Proficient in AutoCAD; BIM/Revit is an advantage
  • Strong knowledge of building codes, regulations, and quality standards
  • Strong design sensibility with attention to detail and functionality
  • Effective communicator with experience in consultant coordination
  • Highly organized, analytical, and quality-driven professional
