Job Description

ABOUT THE ROLE

We are looking for a Planner/Scheduler who can work across the full project lifecycle — building tender programmes that win work, and running the schedules that keep awarded projects on track.

This is a dual-facing role. During bidding, you sit with the estimating and QS team to develop the construction sequence, durations, and resource loading that underpin our pricing. Once a project is awarded, you own the baseline programme, monitor progress, flag slippage early, and provide the programme evidence needed for variations, EOT claims, and client reporting.

KEY RESPONSIBILITIES

Tendering / Pre-Contract

  • Prepare tender and preliminary programmes aligned with the proposed construction methodology and method statements
  • Develop realistic activity durations based on productivity rates, crew sizes, and historical project data
  • Produce resource histograms, manpower and plant loading schedules to support estimating and preliminaries pricing
  • Build S-curves and cash flow forecasts for bid submissions
  • Justify preliminaries duration, site establishment periods, and time-related costs to the QS team
  • Identify programme risks, constraints, and float in tender documents; raise clarifications on client-imposed dates and milestones
  • Assess sectional completion, phasing, and access constraints stated in tender conditions
  • Prepare programme narratives and methodology write-ups for technical submissions

Ongoing Projects / Post-Contract

  • Develop and maintain the contract baseline programme, including WBS, activity coding, logic links, and critical path
  • Prepare and issue weekly and monthly look-ahead programmes to site teams and subcontractors
  • Collect site progress data, update the programme, and analyse variance against baseline
  • Monitor and report earned value, planned vs. actual progress, and productivity trends
  • Prepare recovery and catch-up programmes when slippage occurs, with practical mitigation options
  • Maintain procurement, submittal, shop drawing, and material delivery schedules and link them to construction activities
  • Review and integrate subcontractor programmes into the master schedule
  • Prepare delay analysis and programme substantiation to support Extension of Time claims and variation submissions
  • Produce as-built programmes and project close-out records
  • Prepare monthly progress reports and dashboards for management and client presentations

General

  • Maintain a database of productivity rates and historical durations to improve future tenders
  • Coordinate closely with QS, Estimating, Procurement, Site Engineers, and Project Managers
  • Attend project, client, and consultant meetings as the programme representative

QUALIFICATIONS

Required

  • Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field
  • Minimum [3–5] years of planning/scheduling experience in [building construction / infrastructure / MEP / fit-out]
  • Proficiency in Primavera P6 and/or Microsoft Project
  • Strong Excel skills (S-curves, resource tables, progress tracking)
  • Ability to read and interpret architectural, structural, and MEP drawings
  • Working knowledge of construction methodology and sequencing
  • Understanding of contract programme obligations, milestones, and EOT principles

Preferred

  • Licensed Civil Engineer or Architect
  • Experience preparing tender programmes and supporting bid submissions
  • Exposure to delay analysis methods (as-planned vs. as-built, time impact analysis)
  • Familiarity with FIDIC or [local standard form] contract conditions
  • 4D planning experience (Navisworks, Synchro) or BIM coordination exposure
  • Power BI or similar reporting and dashboard tools
  • PMI-SP, PMP, or equivalent certification

WHAT WE'RE LOOKING FOR

  • Someone who builds programmes that reflect how work is actually built, not just what fits the deadline
  • Comfortable challenging unrealistic durations and defending the logic behind them
  • A clear communicator — able to explain a critical path to a site foreman and to a client's representative in the same day
  • Organised with records and documentation, especially where claims may follow
  • Able to manage multiple tenders and live projects concurrently
