Job Summary
The Mall Operations Associate Manager plays a key role in driving the daily operations, safety, and service excellence of the assigned mall property. This role supports the execution of operational strategies, ensures that facilities and common areas meet Ayala Malls quality standards, and strengthens customer and merchant satisfaction.
Operations Associate Managers work closely with Operations, Facilities, Security, and Administrative teams to maintain operational efficiency and elevate the overall performance and experience within the mall.
Key Responsibilities
The Operations Associate Manager is responsible for overseeing daytoday operational activities, enforcing safety and facility standards, supporting costefficiency initiatives, and ensuring seamless mall operations. This role helps drive service excellence, risk management, and highquality property standards.
Job Scope
1. Strategic Alignment
- Assist the Operations Manager or General Manager in cascading operational strategies, key goals, and departmental objectives.
- Support the implementation and monitoring of operational plans across mall departments.
2. Mall Operations & Facility Management
- Support daily operations across the following areas:
- Mall Operations
- Safety, Security, and Sustainability
- Facility Management
- Conduct daily mall walkthroughs (opening, midshift, closing) to ensure merchant and service provider compliance with operational standards.
- Support costsaving and sustainability initiatives that contribute to reducing Direct Operating Expenses (DOEs).
- Assist in maintaining property standards through routine checks and preventive maintenance activities, ensuring optimal conditions of cleanliness, lighting, temperature, equipment, and common areas.
3. Safety, Security & Risk Management
- Identify, document, and escalate Health & Safety risks affecting employees, merchants, contractors, mall patrons, and the general public.
- Support the security team in managing disputes, incidents, and operational disruptions involving tenants or customers.
4. Data Analysis, Reporting & Process Improvement
- Assist in analyzing operational data to identify root causes, trends, and improvement opportunities.
- Prepare and submit the following reports:
- Daily Operations Inspection & Monitoring Summary
- CostSaving Initiatives & Project Summary
- KRA setting and monitoring updates for Operations Staff
- Support the preparation of presentations, technical briefings, validations, and administrative documentation.
5. Other Duties
- Execute managementassigned tasks aligned with operational requirements and organizational objectives.
Qualifications
- Graduate of BS Business Administration, Engineering, or any related business/technical course
- Minimum 3 years of experience in Operations Management in retail or property management
- Proficient in MS Office (Word, PowerPoint, Excel, Visio); familiarity with SAP or Oracle is an advantage
- Aboveaverage communication skills (negotiation, presentation, facilitation, writing)
- Strong project management, planning, people management, and leadership capabilities
- Solid understanding of financial and business processes within an organization
