Job Description

The Leasing Manager involves leading a team of leasing professionals, developing leasing strategies, maintaining tenant relationships, and ensuring maximum occupancy and revenue generation. The Leasing Manager collaborates with various stakeholders to achieve leasing objectives and drive business growth.

Team Leadership:Supervise and provide guidance to the leasing team, including leasing agents, leasing coordinators, and administrative staff. Set performance targets, conduct training, and ensure adherence to leasing policies and procedures.

Lease Management: Oversee the end-to-end leasing process, from prospecting and lead generation to lease negotiations, documentation, and tenant move-in. Ensure all lease agreements comply with legal and company requirements.

Lease Strategy Development: Develop and implement leasing strategies to attract and retain tenants. Conduct market research to identify target markets, rental rates, and competitive offerings. Analyze market trends to adjust leasing strategies accordingly.

Tenant Relations: Foster positive relationships with existing tenants, addressing their concerns, and ensuring their satisfaction. Coordinate lease renewals, rent escalations, and lease modifications. Respond promptly to tenant inquiries and maintain open lines of communication.

Vacancy Management:Monitor and manage vacancy rates, taking proactive measures to minimize vacant units and maximize occupancy. Develop and execute marketing and advertising campaigns to attract potential tenants.

Financial Analysis:Conduct financial analysis and feasibility studies to determine optimal rental rates, lease terms, and revenue projections. Monitor rental payments, delinquencies, and rent rolls. Prepare regular reports on leasing activities, occupancy rates, and financial performance.

Property Inspections: Collaborate with maintenance and property management teams to ensure leased spaces are well-maintained and comply with safety and quality standards. Conduct periodic inspections to identify maintenance or repair needs.

Lease Negotiations: Negotiate lease terms and conditions with prospective tenants, considering factors such as rental rates, lease duration, tenant improvements, and lease incentives. Collaborate with legal counsel when necessary to finalize lease agreements.

Compliance and Legal Matters:Stay updated on leasing laws, regulations, and industry standards. Ensure leasing practices and documentation comply with legal requirements. Address legal disputes or tenant-related issues in collaboration with legal counsel.

Stakeholder Collaboration:Collaborate with property owners, developers, brokers, and other stakeholders to align leasing strategies with business goals. Provide input on property development and renovation plans to optimize leasing potential.

Key Qualifications:

  • College degree preferably; Business Management, Mass Communication, Journalism, Marketing, Commerce, or any equivalent course.
  • At least 3 to 5 years of demonstrated work experience as a Leasing Supervisor or any similar position
  • Willing to be assigned in Legazpi City, Albay
