The position holder is responsible for supervising the implementation of the solutions to, and successful resolution of, land due diligence red flag findings including supervising the titling of untitled lands, supervising the application and successful conversion of land from agricultural to fit for purpose classification (e.g. industrial or agro-industrial), and the completion of payment terms for the purchase and transfer of title of land to ARI's assigned SPV or trustees. The position holder collaborates with relevant teams, oversees and organizes necessary documents, and other requirements needed in the resolution of red flag findings, and conversion of lands, transfer of titles, titling of titled lands, as well as maintaining records, standardizing and improving internal processes to effect this role.
Responsibilities:
Resolution of Land Due Diligence Red Flag Findings
- Secure and supervise required documents to resolve land due diligence red flag findings (e.g. EJS documents, SPAs, tax clearances, etc.)
- Maintain and/or establish good relationships with relevant external stakeholders/government agencies involved in securing land related documents
- Work closely with land owners to secure necessary documents to cure land due diligence red flag findings.
- Work closely with internal stakeholders in the review and acceptance of documents required to cure land due diligence red flag findings.
Titling of Untitled Lands
- Support the collation of proof/evidence to establish claim or rights of the subject land (tax declarations, brgy. certifications, affidavits from landowners, SPAs, photo documentation of developed land, approved survey plans, payment of RPTs, etc.)
- Support the collation of all required documents from DENR/PENRO/CENRO/NIA (e.g. verification with government entities if land is under grant or patents or if classified as alienable and disposable land, application of homestead), as applicable.
- Conduct of ground verification on possible listed claimant/s of the land and unauthorized tenancy/structure through the LGUs, as applicable.
Land Use Conversion
- Maintain good relationship with key officers of DAR and other related gov't agencies
- Maintain a pool of external service providers to process DAR Land Use Conversion (DAR LUC).
- Support the collation of pre-application documents needed for DAR LUC application.
- Act as the point person in coordinating with third-party consultants engaged to apply for DAR Land Use Conversion.
- Support the performance of scope and timeline of deliverables and applications steps, and documents submitted for DAR Land Conversion process should a third-party consultant has been engaged to apply for DAR Land Use Conversion
Completion of Land Payment Terms and Transfer of Titles
- Support the implementation, monitoring and safekeeping of CTS, and DOAS, or any signed and notarized contracts detailing land payment terms.
- Support the photo documentation and docketing of payments received by authorized and legitimate persons/entities related to the completion of the land purchase.
- Support the collation and coordination of all required documents by the Registry of Deeds to process transfer of titles
- Support the completion of payment for all taxes related to the purchase and transfer of title of the subject land.
Administrative
- Monitor Memos/IRRs under DAR and other related gov't agencies responsible for processing of Land Use Conversion.
- Support the processing and preparation of payments for the land payment terms.
- Support the completion of information in the template draft of DOAS, and/or other documents related to the purchase of land.
Other Related Tasks
- Ensure compliance to Integrated Management Systems policies, standards, procedures and guidelines, and other company policies and procedures, safety rules, and practices.
- Ensures the promotion of customer focus throughout the organization.
- Ensures that the integrity of the quality management system is maintained when changes to the quality management system are planned and implemented.
- Reports any Integrated Management System events/incidents or potential events or other risks to the organization.
- Protects information assets from unauthorized access, disclosure, modification, destruction or interference by:
(a) Storing documents, forms, contracts, manuals, books and other documents to locked storage rooms/steel cabinets.
(b) Maintaining confidentiality and integrity of acquired information or generated data such as Contract to Sell, Deed of Absolute Sale, Trustee Agreement.
(c) Creating contracts with information security clauses in conformance to Information Management Systems Policies and Guidelines
- Performs any other related duties and responsibilities that may be assigned from time to time by immediate superior consistent with the purpose of this role.

Minimum Qualifications:
- Minimum 2 years experience in land acquisition, and/or ROW acquisition, and/or conversion.
- Any college degree. Preference in Real Estate Management, Bachelor of Arts in Legal Management or any business related degree
- Licensed real estate broker is an advantage, but not necessarily required
