Role Overview:
The Head of Property & Expansion Planning is responsible for leading the company's growth through strategic site acquisition, property management, and expansion initiatives. This role ensures optimal location selection, timely execution of expansion plans, and alignment with the organization's long-term business objectives.
Key Responsibilities:
- Expansion Strategy & Planning
- Develop and implement the company's property acquisition and expansion roadmap.
- Identify strategic locations for new branches, stores, or facilities based on market analysis and business objectives.
- Site Acquisition & Negotiation
- Lead site scouting, feasibility studies, and negotiations with landlords, developers, and property owners.
- Ensure acquisition deals are aligned with budget, legal compliance, and company standards.
- Project Coordination & Execution
- Oversee the end-to-end process of site onboarding, including permits, legal requirements, and fit-out coordination.
- Collaborate with internal teams (Operations, Finance, Legal, Marketing) for smooth site openings.
- Portfolio & Property Management
- Maintain a portfolio of owned and leased properties, ensuring cost efficiency and contract compliance.
- Conduct regular site performance reviews and provide recommendations for optimization or expansion.
- Market Research & Analysis
- Monitor market trends, competitor locations, and demographic data to inform expansion strategy.
- Present actionable insights and reports to senior management for strategic decision-making.
Qualifications / Requirements:
- Proven experience in property acquisition, site expansion, or real estate management at a managerial or director level.
- Strong negotiation, project management, and leadership skills.
- Strategic thinking with ability to analyze markets and make data-driven decisions.
- Excellent communication and stakeholder management abilities.
- Knowledge of legal, zoning, and regulatory requirements for property acquisition.
