CBRE Head of Project Management - Philippines (Focus: Corporate Real Estate & Construction)

About The Role

As the CBRE Head of Projects, you will lead and manage a high-performing team responsible for delivering advanced corporate real estate and construction project management services, driving the company's strategic business objectives within the dynamic Philippine market. You will be a key leader in the Project Management function, overseeing projects from inception to successful completion, ensuring the highest standards of quality, efficiency, and client satisfaction. (This role is specifically focused on the physical construction, renovation, and management of corporate real estate assets, NOT on IT-related projects.) You will be responsible for the overall success of projects, from initial planning and budgeting to final handover and closeout, ensuring all projects adhere to the highest standards of safety, quality, and compliance.

What You'll Do

People Leadership: Provide strong leadership and formal supervision to a team of project managers and support staff. Mentor, coach, and develop team members, fostering a culture of continuous learning and professional growth. Conduct performance evaluations, identify training needs, and manage employee performance effectively. Oversee the recruitment and onboarding of new team members.

Operational Excellence: Coordinate and manage the team's daily activities, establishing work schedules, assigning tasks, and facilitating cross-training to ensure optimal resource allocation and project delivery. Set and track team and departmental deadlines, ensuring projects are delivered on time and within budget.

Project Lifecycle Management (Construction & Real Estate): Oversee all phases of corporate real estate and construction project management, including procurement, contracting, planning, tracking, and execution, ensuring adherence to CBRE's best practices and industry standards. This includes, but is not limited to:

Construction Planning and Scheduling: Developing and managing comprehensive project schedules, coordinating with contractors, and ensuring timely completion of construction activities. Utilizing project management software and tools (e.g., MS Project, Primavera P6) for effective scheduling and progress tracking.

Budget Management & Cost Control: Developing and managing detailed project budgets, monitoring expenses against budget, and implementing cost-saving measures throughout the project lifecycle. Preparing and reviewing cost estimates, change orders, and financial reports.

Vendor Management: Selecting, negotiating with, and managing vendors, contractors, and subcontractors, ensuring they meet CBRE's quality standards and contractual obligations.

Site Supervision: Overseeing on-site construction activities, ensuring quality control, adherence to safety protocols, and resolving any issues that arise. Conducting regular site inspections and progress meetings.

Permitting & Compliance: Ensuring compliance with all local building codes, regulations, and permit requirements, including a thorough understanding and application of the **Philippine Building Code (National Building Code of the Philippines, Republic Act No. 6541) and related implementing rules and regulations. This includes navigating the permit application process with local government units (LGUs).**

Technical Expertise: Possess a strong understanding of construction methods, materials, and building systems, enabling effective problem-solving and decision-making during the project lifecycle.

Contract Management: Ensure accurate, timely, and compliant contract procurement, negotiation, execution, administration, and closeout processes. Reviewing and managing contracts with vendors, contractors, and consultants.

Financial Management: Monitor billing, accounts receivable collection, expense monitoring and control, staffing, and contribute to the overall P&L performance. Analyze project financials and provide regular reports to stakeholders.

Cross-Functional Collaboration: Collaborate effectively with other business lines and stakeholders (e.g., Leasing, Property Management) to achieve CBRE's strategic objectives within the Philippine context.

Risk Management: Identify complex project risks, lead thorough risk assessments, and develop proactive risk mitigation and contingency plans.

Strategic Thinking: Apply a broad understanding of the business, project management discipline, and how it integrates with other functions to achieve team and departmental objectives.

Leadership and Influence: Lead by example, modeling behaviors consistent with CBRE's RISE values. Influence others to adopt a different point of view while adhering to established policies and departmental plans.

Problem Solving: Identify and solve technical and operational challenges of complexity, offering innovative solutions.

Process Improvement: Drive continuous improvement by identifying opportunities to enhance existing methods, processes, and standards within the project management discipline.

What You'll Need

Education: Bachelor's Degree in Engineering (Civil, Mechanical, Electrical), Architecture, Construction Management, or a related field preferred. A combination of relevant experience and education will also be considered.

Experience: 8+ years of progressive experience in project management within the corporate real estate or construction industry in the Philippines, with a minimum of 3 years in a leadership or management role. Proven experience managing large-scale, complex projects, including experience with various project types (e.g., commercial, residential, industrial).

Certifications (Preferred)

PMP (Project Management Professional) or equivalent project management certification is highly desirable.

Registered Architect (RA) or Registered Civil Engineer (RCE) license in the Philippines is a strong advantage.

LEED AP (Leadership in Energy and Environmental Design Accredited Professional) or other green building certifications are a plus.

Leadership & Management Skills: Demonstrated experience in staffing, selection, training, development, coaching, mentoring, performance measurement, appraisal, and retention.

Communication & Interpersonal Skills: Excellent communication and interpersonal skills, with the ability to effectively communicate with clients, contractors, and internal stakeholders. Ability to convey performance expectations effectively and handle challenging situations with professionalism.

Leadership & Motivation: Strong leadership skills with the ability to motivate and inspire a team to achieve operational targets and contribute to departmental success.

Technical Proficiency: In-depth knowledge of construction methods, materials, and building systems. Familiarity with project management software relevant to the construction and corporate real estate industries (e.g., MS Project, Primavera P6).

Philippine Building Code Knowledge: Thorough understanding of the Philippine Building Code (National Building Code of the Philippines, RA 6541) and its implementing rules and regulations, including experience in navigating the permitting process with local government units (LGUs).

Organizational & Analytical Skills: Excellent organizational skills and a strong analytical mindset, with the ability to manage multiple projects simultaneously.

Financial Acumen: Strong financial skills, including budgeting, cost control, and financial reporting.

Philippine Market Knowledge: Proven knowledge of the Philippine real estate and construction market, including understanding local construction practices, regulations, and industry trends.

Local Network: Established network of contacts within the Philippine construction and real estate industry is a plus.
