Job Description
The Site Selection Head builds Asiatic Diagnostics (Personal Collection's healthcare business) physical network by identifying priority markets, developing a qualified site pipeline, and recommending locations that meet strategic, patient-access, demand, clinical, technical, regulatory, and financial requirements before capital is committed. The role owns the site-selection lifecycle from market prioritization through site approval, commercial due diligence, and formal handover.
Responsibilities
- Develop and prioritize the branch expansion/network plan based on market potential, service mix, timing, and investment requirements.
- Identify priority markets and catchment areas using demographics, healthcare demand, accessibility, referrals, competitors, and growth opportunities.
- Build and maintain a pipeline of qualified sites through landlords, developers, brokers, hospitals, physicians, partners, and market research.
- Conduct site assessments and field validation covering visibility, accessibility, parking, patient flow, technical requirements, safety, and regulatory feasibility.
- Develop demand forecasts and competitive analyses using patient data, market demographics, referral sources, traffic, healthcare capacity, and competitor activity.
- Prepare site feasibility and investment cases, including revenue potential, operating costs, CAPEX, break-even, payback, ROI, and sensitivity analysis.
- Lead commercial due diligence and negotiations on rent, lease terms, fit-out support, deposits, signage, parking, renewal, and other landlord conditions.
- Prepare site recommendation and approval packs, coordinating reviews with Operations, Finance, Medical, Engineering, Legal, Procurement, Marketing, and other stakeholders.
- Support site handover, fit-out, and opening, ensuring approved assumptions, risks, commitments, and site information are properly transferred and monitored.
- Manage the existing site portfolio, leases, team, and third-party partners, including renewals, relocations, closures, performance reviews, brokers, consultants, and compliance.
Qualifications
- Bachelor's degree in Engineering, Real Estate, Economics, Business, Finance, Engineering, Architecture, Urban Planning, Geography, or another relevant field.
- At least 7 years of progressive experience in network planning, site selection, real estate development, or expansion for healthcare, diagnostics, pharmacy, retail, banking, or QSR.
- Demonstrated market experience in catchment analysis, site sourcing, field validation, lease negotiation, technical and legal due diligence coordination, and investment-case preparation.
- Strong financial modeling skills, including revenue and volume forecasting, rent and occupancy analysis, capex, payback, NPV, IRR, break-even, and sensitivity analysis.
- Working proficiency in GIS or location-intelligence tools, spreadsheet analysis, mapping, data visualization, and pipeline management systems.
- Ability to read site plans and technical reports, identify operational and regulatory constraints, and coordinate effectively with clinicians, engineers, lawyers, finance teams, landlords, brokers, and local stakeholders.
