About the Role

The Estate Architect is responsible for ensuring the consistent implementation of approved design guidelines and architectural standards across the estate. The role oversees architectural aspects of development and property operations, ensuring that all architectural trades, finishes, and built elements comply with approved designs, quality standards, and estate controls throughout construction, fit-out, and operational phases.

Job Responsibilities

Design Guidelines & Architectural Governance

  • Ensure strict implementation of approved estate design guidelines, architectural standards, and development controls
  • Interpret and clarify design requirements to internal teams, consultants, contractors, and tenants
  • Review architectural proposals, drawings, material submissions, and samples for compliance
  • Recommend improvements to design guidelines based on operational and estate requirements

Architectural Monitoring & Site Compliance

  • Conduct regular site inspections to verify compliance with approved architectural designs and specifications
  • Monitor workmanship, detailing, and material quality of all architectural trades
  • Identify non-compliant works and coordinate corrective actions with contractors and stakeholders
  • Participate in inspections during construction, fit-out, testing, and turnover stages

Property Operations & Architectural Support

  • Support property management operations by addressing architectural concerns affecting functionality and aesthetics
  • Monitor the condition of architectural finishes, façades, public spaces, and common areas
  • Recommend repair, refurbishment, and improvement works to maintain estate quality and visual standards
  • Coordinate with Engineering, Maintenance, and Housekeeping teams on architectural-related matters

Design Coordination & Stakeholder Management

  • Coordinate with Project Management, Engineering, consultants, and contractors on architectural requirements
  • Participate in design coordination meetings and provide technical and aesthetic input
  • Support Sales, Leasing, and Operations teams on design-related inquiries during client engagements
  • Ensure architectural consistency across all estate developments and phases

Quality Control & Documentation

  • Establish architectural inspection checklists and quality benchmarks
  • Maintain complete records of design reviews, inspections, non-compliance reports, and approvals
  • Provide architectural input during snagging, punch listing, and handover documentation

Reporting & Professional Responsibilities

  • Prepare architectural monitoring and compliance reports for management review
  • Escalate critical design, quality, and compliance issues to the Estate Manager and Operations Director
  • Support continuous improvement of architectural standards and practices
  • Maintain professional judgment, integrity, and adherence to company policies
  • Perform other architectural-related duties as assigned in support of estate objectives

Job Qualifications

  • Registered Architect (PRC)
  • Bachelor's Degree in Architecture
  • 3–5 years experience in luxury or high-end property/estate development
  • Strong knowledge of architectural design, finishes, and façade systems
  • Experience in site inspection, fit-out monitoring, and design compliance
  • Proficient in AutoCAD; BIM is an advantage
  • Knowledge of building codes and architectural standards
  • Strong coordination, analytical, and problem-solving skills
  • Detail-oriented with high standards for quality and execution
