Credit Analysis and Modeling Support
- Deal Sighting and Fact Gathering:
- Compile quick fact packs for initial deal screenings, including sponsor profile, asset details, tenancy, location, comparables, proposed leverage, and exit routes.
- Run and calculate high-level credit metrics such as Loan-to-Value (LTV) (Day 1 and on exit), Interest Coverage Ratio (ICRt) / Debt Service Coverage Ratio (DSCR), and refinance coverage.
- Assess the borrowers Net Worth and review Asset Liability Income and Expenditure statements.
- Initial Financial and Risk Review:
- Consider the suitability of the real estate asset as security, and the ability to exit or repay the Bridge loan, via sale or refinance.
- Where relevant, create a real estate cash flow to determine suitability of assets and refinance.
- Conduct initial review of borrower or tenant accounts (Balance Sheet, Profit and Loss, and cash-flow statements) and perform basic credit analysis on borrowers, tenants, and sub-tenants.
- Analyze the macro and micro location of the security.
- Review the planning status of the asset and suitability for funding.
- Research and document the suitability of the legal structure of the borrower and its potential impact on credit risk.
- Identify the different types of risks associated with the application, including those inherent in the underlying opportunity, and propose suitable mitigations and mitigation strategies.
- Complete market research on the sectoral outlook (macro and micro).
- Data Gathering and Organization: Actively chase, organize, and manage all necessary due diligence documents. This includes, but is not limited to:
- Financial statements of the Borrower & Sponsor.
- Rent rolls, tenancy schedules, and leases.
- Valuations and Quantity Surveyor (QS)/monitoring surveyor reports.
- Planning/environmental reports.
- Reviewing lease agreements and other relevant legal and commercial documents.
- Quality Control: Check all gathered data for gaps, inconsistencies, missing pages, or outdated information.
- Model Building and Updating: Assist in building or updating complex deal models, focusing on:
- Projecting cash flow from rent, incorporating assumptions for voids, arrears, and lease-up periods.
- Modeling construction/capital expenditure (capex) drawdowns and interest roll-up.
- Developing exit scenarios (sale vs. refinance, including stress cases).
- Running sensitivities to test the deal against adverse changes (e.g., higher exit yield, lower rent, cost overruns, delays, higher interest rates).
- Loan Structuring Support: Support the team by understanding the mechanics of real estate and corporate-style security packages for investment and short-term loans.
- Credit Paper Drafting: Draft initial sections of the credit paper, including but not limited to:
- Transaction overview & structure.
- Key metrics & sensitivities.
- Sponsor background and track record.
- Detailed organizational structure chart all the way to the Ultimate Beneficial Owners (UBOs).
- Analysis of strengths/weaknesses, key risks & mitigants.
- Finalizing Documents: Incorporate comments from Senior Analysts and other internal stakeholders to produce a clean and final revised version of the credit write-up.
- Market research including sectoral outlook - macro and micro location assessment should be a part of this section.
- Identifying the different types of risks associated with the application and capturing suitable mitigations should be part of the credit assessment.
Qualifications And Experience
- Bachelors degree in Finance, Real Estate, Economics, or a quantitative field
- 23 years in financial services, credit analysis, or real estate (internships included).
- Excellent oral and written English communication skills.
- Experience with Real Estate assessment or construction is considered useful.
- Ability to interpret Balance Sheets, P&L, and Cash Flow statements.
- Proficient in data structuring, cash flow modeling, and sensitivity analysis.
- Familiarity with property types and valuation techniques (DCF, comparables, yields).
- Basic knowledge of the UK financial market and interest in loan documentation/security packages.
- Interest in data analysis and AI tools to collaborate with data teams.
- Highly organized, detail-oriented, and able to work under pressure.
- Self-motivated and adaptable to both independent and team-based environments.
- Willingness to learn credit evaluation frameworks and risk mitigation strategies.
- Nice to have:
- Direct experience working with UK companies and corporate structures.
- Progress toward or completion of relevant qualifications such as CFA, ACA/ACCA, MBA or real estate qualifications such as RICS
