Job Description

Work Location: Makati City

Work Setup: Hybrid (3x Onsite, 2x WFH)

Work Schedule: Monday to Friday, 12:00 PM to 9:00 PM

Role Outline

As a Credit Analyst at Lumora Capital, you are not a loan processor'you are a Deal Architect. You will join a high-performance, forward-thinking team that sits at the intersection of International Real Estate Finance and Artificial Intelligence.

This role is designed for an analytical high-flyer who possesses the technical steel to deconstruct a balance sheet and the commercial curiosity to influence deal structuring. You will move beyond manual data entry, utilizing proprietary AI tools to focus on high-value due diligence, risk mitigation, and stakeholder management for complex UK-based real estate transactions.

Key Areas Of Responsibility

  • Strategic Credit Engineering & Deal Modeling
  • Precision Financial Modeling: Build and stress-test complex deal models for specialized asset classes (Hotels, Carehomes, Serviced Offices). You will move beyond data entry to engineer sensitivity scenariostesting exit yields, cost overruns, and interest rate volatility to define deal viability.
  • Capital Stack Analysis: Run and interpret high-level credit metrics including LTV (Day 1 vs. Exit), ICR/DSCR, and refinance coverage. You are responsible for identifying the breaking point of a transaction.
  • Borrower Forensic Review: Conduct deep-dive assessments of Sponsor Net Worth and ALIE statements. You will analyze the suitability of the legal structure and its direct impact on the firms credit risk.
  • Forensic Due Diligence & Risk Investigation
  • Intelligence Gathering: Direct the end-to-end due diligence process. Instead of merely collecting documents, you will interrogate rent rolls, tenancy schedules, and leases to identify inconsistencies or hidden commercial risks.
  • Technical Asset Evaluation: Review planning status, environmental reports, and Quantity Surveyor (QS) data. You will synthesize macro and micro-location data to provide a definitive suitability for funding recommendation.
  • Risk Mitigation Architecture: Identify inherent risks in underlying opportunities (macro/micro) and propose creative mitigation strategies to the Credit Committee.
  • High-Impact Credit Articulation
  • Credit Paper Leadership: Draft the narrative of the transaction. You will lead the writing of transaction overviews, sponsor track records, and the analysis of strengths vs. weaknesses.
  • Credit Committee Engagement: Incorporate high-level feedback from Senior Analysts and stakeholders to finalize credit write-ups. You are expected to have a seat at the table during deal structuring discussions.
  • Stakeholder Navigation: Coordinate with internal Origination, Legal, and Ops teams, as well as external Valuers and Lawyers, to ensure the credit view is aligned with commercial reality.
  • Advanced Execution & Compliance (LMA Standards)
  • Legal Integrity Oversight: Review and verify Term Sheets, Facility Agreements, and LMA-style Security Documents (charges, debentures, guarantees). You ensure the legal steel of the deal matches the credit approval.
  • Condition Precedent (CP) Management: Own the CP checklist (KYC, valuations, legal opinions) and proactively flag exceptions or the need for deferrals to prevent last-minute hazard.
  • Post-Disbursement Strategy: Support the workout strategy for stressed or defaulted loans by building downside recovery scenarios and fire-sale exit models.
  • Innovation & AI Integration
  • AI Tool Validation: As a forward-thinking firm, you will collaborate with our data team to stress-test and validate our proprietary AI-driven credit tools, helping to define the future of automated credit analysis in the Philippines.

Qualifications And Experience

  • Bachelors degree in Finance, Real Estate, Economics, or a quantitative field
  • 23 years in financial services, credit analysis, or real estate (internships included).
  • Excellent oral and written English communication skills.
  • Experience with Real Estate assessment or construction is considered useful.
  • Ability to interpret Balance Sheets, P&L, and Cash Flow statements.
  • Proficient in data structuring, cash flow modeling, and sensitivity analysis.
  • Familiarity with property types and valuation techniques (DCF, comparables, yields).
  • Basic knowledge of the UK financial market and interest in loan documentation/security packages.
  • Interest in data analysis and AI tools to collaborate with data teams.
  • Highly organized, detail-oriented, and able to work under pressure.
  • Self-motivated and adaptable to both independent and team-based environments.
  • Willingness to learn credit evaluation frameworks and risk mitigation strategies.
  • Nice to have:
  • Direct experience working with UK companies and corporate structures.
  • Progress toward or completion of relevant qualifications such as CFA, ACA/ACCA, MBA or real estate qualifications such as RICS
