Job Description

Job Summary

The Cost Segregation Engineer is responsible for supporting cost segregation studies by analyzing construction documents, performing quantity takeoffs, and preparing detailed cost breakdowns for tax and compliance purposes. The role collaborates with engineering and finance teams to produce accurate workpapers and documentation for review.

Key Responsibilities

Perform quantity takeoffs using construction drawings and site documentation

Estimate unit costs using RS Means and other construction cost data sources

Analyze construction cost ledgers and contractor payment applications

Review construction drawings to identify mechanical, electrical, and plumbing (MEP) components

Prepare detailed reports and supporting narratives for cost segregation studies

Assemble comprehensive workpapers for review by senior engineers and examiners

Maintain accurate documentation of cost classifications and methodologies

Collaborate with engineering teams to clarify construction scope and cost allocations

Communicate findings and respond to review questions

Manage assigned projects and meet documentation deadlines

Utilize Microsoft Excel for cost analysis and data organization

Work with CAD, drafting files, or BIM models when applicable

Use CRM systems (e.g., Salesforce) for project tracking, when required

Qualifications

Education & Experience:

Bachelor's degree in Engineering, Accounting, Finance, or a related field

Minimum of one (1) year of experience in cost segregation studies or construction estimating

Experience reviewing construction drawings and cost documentation

Proficiency in Microsoft Excel for cost analysis and reporting

Stable employment history

Skills & Competencies:

Strong understanding of construction cost components and classifications

Experience analyzing contractor payment applications and cost ledgers

High attention to detail and documentation accuracy

Ability to manage multiple projects and deadlines

Ability to work independently and collaborate with cross-functional teams

Strong written and verbal English communication skills
