Compliance and Permits Officer

Job Summary

The Compliance and Permits Officer is responsible for securing, monitoring, and maintaining all regulatory permits, licenses, and government compliance requirements for real estate development projects. The role ensures that company projects comply with local government regulations, zoning laws, and national real estate policies to avoid legal or operational delays.

Key Responsibilities

1. Permits and Licensing

  • Process and secure necessary permits and licenses for real estate projects (building permits, occupancy permits, development permits, environmental permits, etc.).
  • Coordinate with government agencies and regulatory bodies.
  • Track permit application status and ensure timely approvals.

2. Regulatory Compliance

  • Ensure company projects comply with national and local real estate regulations.
  • Monitor compliance with zoning laws, building codes, and environmental regulations.
  • Maintain updated records of compliance requirements.

3. Government Coordination

  • Liaise with agencies such as:
  • Local Government Units (LGU)
  • Housing and Land Use Regulatory Board (HLURB) / DHSUD
  • Environmental agencies
  • Fire department and building offices
  • Attend meetings with regulatory authorities when required.

4. Documentation and Records Management

  • Maintain organized records of permits, licenses, and compliance documents.
  • Prepare reports related to regulatory compliance and project permits.
  • Ensure documentation is complete before project milestones.

5. Compliance Monitoring

  • Conduct periodic reviews of project compliance status.
  • Identify potential compliance risks and recommend corrective actions.
  • Assist with internal and external regulatory audits.

6. Cross-Department Coordination

  • Work with engineering, legal, and project teams to ensure compliance requirements are integrated into project planning.
  • Provide regulatory guidance to internal teams.

Qualifications

  • Bachelor's degree in Business Administration, Legal Management, Public Administration, Engineering, or related field.
  • 35 years experience in permits processing, regulatory compliance, or real estate project documentation.
  • Familiarity with local government permit processes and real estate regulations.
  • Strong knowledge of zoning laws, building permits, and environmental compliance
