JOB SUMMARY
Ensures proper, orderly, cost-effective, and timely execution of the operation and maintenance of all building systems, facilities, and equipment.
Your Role, Your Impact
A. PRE-OPERATIONS
- Participate in testing, commissioning, and punch listing of building equipment, systems, and common areas.
- Attend Project Technical Group and/or Construction Coordination Meetings to provide inputs and raise potential operational building concerns.
- Establish and update the equipment database.
- Create a 52-week Comprehensive Preventive Maintenance Calendar.
- Create and maintain the Technical Profile of the Building.
- Facilitate the screening and acquisition of Multi-skilled Technicians for the project.
- Consolidate equipment- and engineering-related government permits and licenses.
B. OPERATIONS
- Supervise, monitor, and manage Shift Engineers and technical staff / multi-skilled technicians to ensure proper execution of routine, preventive, and corrective maintenance, including job requests inside residential units and other assigned tasks.
- Supervise the operation of all systems and equipment in common areas and facilities to ensure they remain in good working condition.
- Prepare and oversee maintenance programs for mechanical, electrical, plumbing, fire detection and protection, sanitary, utilities, and auxiliary systems.
- Maintain and update technical records including manuals, brochures, as-built plans, correspondences, turnover documents, equipment records, repairs, and expenditure logs.
- Recommend facility upgrades, energy conservation programs, and cost-saving initiatives.
- Ensure timely renewal of permits, licenses, and other government-mandated requirements.
- Assist in the preparation of the Annual Budget (OPEX and CAPEX).
- Ensure proper upkeep and usage of engineering-related materials, spare parts, inventories, tools, and equipment.
- Review documents prior to processing billings for services rendered by contractors and service providers.
- Review renovation plans and enforce renovation guidelines in accordance with House Rules.
- Supervise and coordinate with service providers, contractors, and suppliers to ensure SLA compliance.
- Coordinate with utility providers to ensure services are delivered within agreed SLAs.
- Make engineering-related decisions with the guidance and approval of the Property Manager.
- Coordinate directly with residents regarding engineering-related requests and concerns.
- Prepare timely and accurate incident reports.
- Provide monthly engineering reports covering maintenance, utilities, permits, projects, and performance indicators.
- Prepare and monitor engineering-related Purchase Requests.
- Facilitate bidding procedures for major engineering requirements.
- Assist in utility billing and job request documentation.
- Monitor water and electricity consumption.
- Perform other special projects and tasks related to the position.
