Job Summary
The Building Engineer is responsible for the overall technical operations, maintenance, and safety of building systems within managed real estate properties. The role ensures efficient performance of mechanical, electrical, plumbing, fire protection, and other building systems while maintaining compliance with safety and regulatory standards.
Key Responsibilities
- Oversee daily operations of all building systems (MEPF).
- Conduct routine inspections of mechanical, electrical, plumbing, HVAC, and fire protection systems.
- Ensure preventive maintenance schedules are implemented and completed.
- Troubleshoot and resolve technical issues promptly.
- Supervise repair works and coordinate with contractors and service providers.
- Monitor equipment performance and recommend upgrades or replacements when necessary.
- Respond to tenant technical concerns and maintenance requests.
- Ensure compliance with local building codes, safety regulations, and environmental standards.
- Implement safety procedures and emergency response protocols.
- Assist in fire drills and building emergency preparedness programs.
- Supervise third-party contractors during maintenance or project works.
- Evaluate contractor performance and service quality.
- Ensure work is completed according to agreed specifications and timelines.
- Maintain accurate maintenance records and equipment logs.
- Prepare incident reports and technical reports as required.
- Assist in budgeting and cost monitoring for maintenance operations.
- Monitor utilities consumption (electricity, water, etc.).
- Recommend energy-saving initiatives.
- Support cost control and operational efficiency improvements.
Qualifications
- Bachelor's Degree in Electrical Engineering, Mechanical Engineering, or related field.
- Licensed Engineer (preferred but not required).
- At least 35 years of experience in building maintenance, property management, or real estate operations.
- Strong knowledge of HVAC, electrical, plumbing, and fire protection systems.
- Experience in high-rise commercial, residential, or mixed-use developments is an advantage.
- Strong problem-solving and communication skills.
