JOB SUMMARY:
As a Building Engineer, you assist the Engineering Manager in maintaining technical excellence across the DPI portfolio by conducting site audits, validating preventive maintenance execution, monitoring CAPEX quality, and providing interim engineering support during site vacancies.
JOB REQUIREMENTS:
- Holder of a Bachelor's degree in Mechanical or Electrical Engineering.
- Preferably a licensed Engineer with a minimum of three (3) years of relevant work experience in facilities management or property management, specifically with high-rise commercial/residential settings.
- Willingness to travel between multiple cities within the managed portfolio.
- Technical familiarity with Mechanical, Electrical, Plumbing, and Fire Protection systems specific to high-rise settings (e.g. HVAC, Generator Sets, and Elevators).
- Knowledgeable in Computer Aided Design Software (AutoCAD) and MS Office.
JOB RESPONSIBILITIES:
- Preventive Maintenance & Operational Reliability
- Conduct site inspections to verify that the standardized 52-week preventive maintenance schedule is strictly followed on-site.
- Perform random post-maintenance spot checks on critical assets (Elevator, HVAC, Genset, Fire Systems) to ensure work reported as complete was performed to standards.
- Audit site daily reports to validate the accuracy of equipment uptime data and KPIs before they are submitted to the Engineering Manager.
- Verify that the immediate recovery strategies and repairs for unreliable equipment have been physically implemented.
2. Purchasing & CAPEX Management
- Conduct site visits during project implementation to ensure contractors are adhering to the technical specifications and materials defined in the TOR.
- Monitor the on-site execution of Capital Expenditure (CAPEX) projects on a sampling basis, checking for workmanship quality and safety compliance.
3. Audit & Quality Assurance
- Conduct routine physical inspections of the properties to assess the asset condition and identify safety risks, supporting the Engineering Manager's comprehensive audit program.
- Physically verify the closure of audit findings. Collect photographic evidence (Before and After) to confirm that critical items are resolved within 24 hours, and non-critical items within 30 days/
- Regularly check that all sites regulatory permits are displayed, valid, and up-to-date.
4. Technical Support & Reporting
- Acts as the first line of support for site teams, helping to troubleshoot complex equipment failures before escalating to the Engineering Manager.
- Conduct physical inventory counts to support the maintenance of the 5-year and 10-year asset replacement forecast.
5. Operational Leadership & Continuity
- Acts as the Interim Building Engineer (Duty Engineer) for any of the sites during the absence, resignation, or vacancy of the assigned site-based engineer.
- Acts as a first responder on any incident in the property.
6. Facilities Management
- Provide technical and operations support for commercial/office, residential & warehouse projects.
- Facilitate, review, monitoring & oversee tenant fit-out & improvements.
- Ensure tenant's compliance with DSG and House Rules.
- Conduct periodic audit to assess facility and maintain landlord's responsibilities per lease contract.
