JOB DESCRIPTION:
Duties and Responsibilities
LAND ACQUISITION
. Prepares and provides Management with the initial financial runs to be used as basis for acquisition
. Provides inputs in the acquisition decision process
. In coordination with Business Planning and Permits, initiates the technical due diligence of acquired properties, in preparation for the project concept planning
PROJECT CONCEPTUALIZATION AND PLANNING
. Leads in the project planning process
. Determines the project development timeline and makes sure that it is met by the project tea
. Ensures the completion and accuracy of the project plans: Concept Design, Schematic Design, Design Development and Final Construction Drawings
. Initiates and monitors the application and processing of permits and licenses needed prior to launch and construction of the project
. Coordinates the project launch requirements with Sales and Marketing Departments
. Provides the parameters for the preparation of the project financials
. Ensures the viability of the project
. Secures approval to launch the project
PROJECT OPERATIONS
. Leads in the execution of launch plans
. Regularly monitors:
o Construction progress and achievements of time, quality and cost targets
o Project financials to ensure achievement of committed profit margin
o Agreed and approved sales and marketing strategies and sales targets
. Recommends courses of action in case of deviations in al aspects
PROJECT DELIVERY
. Ensures on-time and smooth turnover of the following through regular coordination with concerned departments
o Residential units to the buyers in coordination with Engineering Department and Buyer Turnover Group
o Common Areas and Equipment to the Condominium Corporation in coordination with Engineering Department and Property Management Department
. Spearheads the project close-out
. Provides critical assistance to Property Management, Buyer Turnover Group and Customer Service to address customer concerns
. Oversees post construction activities and manages the budget
