We are currently growing our real estate portfolio and looking to hire a Private Equity Real Estate Analyst in our Manila office. This role requires a strong analytical mindset, excellent communication skills, and the ability to thrive in a fast-paced, dynamic environment. Role & Responsibilities

Investment Analysis and Due Diligence

  • Conduct comprehensive financial modeling and sensitivity analysis for potential real estate investments
  • Perform in-depth market research, including analysis of inventory, absorption rates, new developments, and rental/vacancy trends
  • Review and analyze confidential information memorandums (CIMs) for potential investment opportunities
  • Assist in the evaluation of property-specific documents such as appraisals, condition assessments, and environmental reports

Deal Execution and Portfolio Management

  • Support the entire investment process, from deal sourcing to closing
  • Prepare investment memorandums and presentations for the investment committee
  • Participate in negotiations with lenders and investors, analyzing various capital structures and cash flow distribution scenarios
  • Monitor and report on the financial performance of existing portfolio investments

Financial Modeling and Valuation

  • Develop and maintain detailed financial models using Excel for acquisition and development projects
  • Construct projection models incorporating various scenarios and sensitivity analyses
  • Analyze and interpret rent rolls / sales data, translating data into actionable insights

Reporting and Communication

  • Draft clear and concise investment summaries and recommendations
  • Prepare materials for internal meetings, investor presentations, and lender discussions
  • Collaborate with senior team members to present findings and defend positions in a team environment

Market and Industry Knowledge

  • Stay informed about real estate market trends, economic indicators, and industry best practices
  • Conduct property tours and interface with real estate brokers to gather market intelligence
  • Show willingness to adapt to new technologies and analytical tools that can improve investment decision-making processes

Team Collaboration and Project Management

  • Work closely with investment & asset management and finance teams
  • Manage multiple workstreams simultaneously, prioritizing tasks effectively
  • Coordinate due diligence processes and closing activities with internal departments and external parties

Requirements

  • A bachelor's degree in finance, economics, real estate, or a related analytical field is required. Candidates should be able to demonstrate strong academic performance and quantitative skills.
  • Candidates should possess 1-3 years of relevant work experience in areas such as real estate investment banking, private equity, acquisitions, or finance. This experience should ideally include exposure to financial analysis and deal execution processes.
  • Strong proficiency in financial modeling and valuation techniques is essential. Candidates should be adept at using Excel and Argus to create detailed financial models that support investment decisions.
  • A solid understanding of real estate finance and capital markets is crucial. Candidates should be familiar with various real estate asset classes and the factors influencing their valuation and performance.
  • Candidates must demonstrate excellent analytical skills, with the ability to interpret complex financial data and market trends. Critical thinking skills are necessary to assess investment opportunities effectively.
  • Candidates must also display the ability to work autonomously on complex projects while also contributing effectively to team goals. Take initiative in managing multiple tasks, prioritizing effectively, and delivering high-quality results without constant supervision.
  • Strong written and verbal communication skills are required for drafting investment memorandums and presenting findings to senior team members. The ability to convey complex information clearly is vital for effective collaboration.
