Job Description

  • Conducts on-site orientations and provides technical assistance to Homeowners Associations (HOAs) on Collection, Individualization, Substitution and Account Rehabilitation and other post take-out concerns;
  • Provides counseling/cliniquing to walk-in clients/stakeholders on their concerns/inquiries related to project individualization, substitution of MBs and account status/payments;
  • Reviews and process applications for Updating Scheme/Loan Restructuring with penalty condonation and clearances for Individualization of title and Substitution of MBs;
  • Coordinates with other departments/units for resolution of Collection, Individualization, Substitution Account Rehabilitation and other post take-out concerns/issues;
  • Monitors taken-out projects, which are ready for individualization and notifies HOAs to initiate individualization process;
  • Monitors collection performances of Community Associations (CA) and leads in the conduct of collection campaigns;
  • Prepares documentations for massive MBs substitutions for non-performing and highly-delinquent accounts;
  • Prepares/processes cash advance/liquidation requests, reimbursements, daily time records, overtime requests, and travel documents/arrangements;
  • Prepares and distributes Statement of Accounts (SOAs), Lists of Payments (LOPs) and demand letters;
  • Prepares Mortgage Withdrawal Recommendation Form (MWRF) for the release of titles of fully-paid accounts and of titles for Individualization/Subdivision, Disbursement Vouchers (DV) on refund of excess payment of fully-paid accounts;
  • Devises remedial strategies and solutions for the rehabilitation of non-performing and highly-delinquent accounts;
  • Prepares the final master list of beneficiaries and loan apportionment or adjusted loan value (ALV) of individualized projects;
  • Presents and retrieves titles from the Registry of Deeds for and after individualization of mother titles;
  • Maintains complete and accurate files of Individualization, Substitution and Collection-related records and documents;
  • Prepares presentation materials for the approval of substitution/individualization to the Substitution/Individualization Committee;
  • Prepares reports required by Management and other offices/units;
  • Receives and attends to the need of walk-in visitors/phone calls; and
  • Performs other related functions as may be assigned from time to time.
