Position Title: Vice President for Facilities Management
Department: Facilities Management/Mall Operations

Job Summary
The Vice President for Facilities Management is responsible for the strategic oversight, planning, and execution of all facilities operations of the community mall. This role ensures operational excellence, safety, sustainability, and customer satisfaction by maintaining high standards across building systems, maintenance, security, housekeeping, and tenant support services.
The VP will lead facilities strategy aligned with business objectives, regulatory compliance in the Philippines, and best practices in mall operations to drive efficiency, cost optimization, and asset longevity.
Key Responsibilities
1. Strategic Leadership
- Develop and implement facilities management strategies aligned with the mall's business goals.
- Establish performance standards, policies, and systems for facility operations.
- Lead continuous improvement initiatives and innovation in facilities services.
2. Operations Management
- Oversee day-to-day operations including:
- Building systems (HVAC, electrical, plumbing)
- Preventive and corrective maintenance
- Housekeeping, sanitation, and waste management
- Landscape and parking management
- Ensure maximum uptime and operational efficiency of all mall facilities.
3. Safety, Security & Compliance
- Ensure full compliance with Philippine laws and regulations (e.g., OSHA standards, Fire Code of the Philippines, LGU requirements).
- Oversee safety protocols, emergency preparedness, and disaster response plans.
- Supervise security operations, including coordination with third-party providers.
4. Tenant & Customer Experience
- Partner with Leasing and Mall Operations teams to ensure tenant satisfaction.
- Address tenant facility concerns promptly and proactively.
- Support initiatives that enhance customer comfort, accessibility, and overall mall experience.
5. Financial Management
- Develop and manage annual facilities budget (CAPEX and OPEX).
- Monitor cost efficiency and implement cost-saving initiatives.
- Oversee procurement of services, materials, and major facility upgrades.
6. Vendor & Contractor Management
- Manage relationships with contractors, suppliers, and service providers.
- Ensure service level agreements (SLAs) and KPIs are met.
- Lead bidding, evaluation, and contract negotiations.
7. Sustainability & ESG Initiatives
- Implement energy efficiency, water conservation, and sustainability programs.
- Drive initiatives aligned with green building standards where applicable.
- Monitor environmental impact and compliance.
8. Team Leadership
- Lead and develop a team of facility managers, engineers, and operations staff.
- Establish performance metrics and conduct regular performance reviews.
- Build a high-performing, service-oriented culture.
Job Qualifications
Education
- Bachelor's degree in Engineering (Mechanical, Electrical, Civil) or related field (required)
- Master's degree in Business Administration, Engineering, or related discipline (preferred)
Licenses & Certifications
- Licensed Engineer in the Philippines (PRC) strongly preferred
- Certified Facility Manager (CFM), PMP, or equivalent advantage
- OSH (Occupational Safety and Health) certification preferred
Experience
- Minimum 12–15 years of progressive experience in facilities management, property management, or mall operations
- At least 5–7 years in a senior leadership role
- Prior experience in shopping malls, commercial real estate, or mixed-use developments is highly preferred
Technical Competencies
- Strong knowledge of:
- Building systems and maintenance best practices
- Facilities management software and CMMS
- Philippine regulatory requirements (e.g., DOLE, DENR, BFP)
- Experience in budgeting, financial management, and capital planning
