The Role
We are hiring a US Property Operations Specialist to support a US-based real estate client managing 100+ units across 15 active properties. This is a remote role based out of our Makati office, supporting a growing real estate operating company's full leasing pipeline end-to-end — from listing to executed lease — while also coordinating repairs, vendors, and portfolio compliance.
What You'll Do
Leasing Pipeline
- List units across Zillow, Apartments.com, and internal platforms
- Respond to inquiries within 2 hours during US business hours
- Schedule and coordinate showings with on-ground teams
- Screen applicants — credit, background, and income verification
- Approve qualified tenants, execute leases, and manage move-in coordination
- Target: listing to executed lease in 21 days or less
Repair Coordination & Vendor Management
- Coordinate repairs with in-house and external contractors remotely
- Respond to tenant maintenance requests within 24 hours
- Track repair status and vendor communications in Buildium
- Assist with RFQs and competitive vendor pricing
Portfolio Compliance & Reporting
- Maintain RSO/LARSO rent control compliance
- Coordinate Section 8 voucher workflows where applicable
- Report weekly KPIs: occupancy rate, response time, lease velocity, and compliance
- Maintain zero tolerance for fair housing violations
What You Bring
- 2+ years of experience in property management or residential leasing (US real estate experience strongly preferred)
- Demonstrated ability to consistently lease units within 21 days
- Experience with Buildium or willingness to master it within the first week
- Basic understanding of construction scope, repair coordination, and vendor management
- Comfortable working night shift hours to align with US business operations
- Strong accountability mindset — you own your numbers and communicate proactively
- Spanish-speaking skills are a plus but not required
Nice to Have
- Experience managing leasing across 10+ properties simultaneously
- Section 8 and affordable housing compliance experience
- RSO/LARSO and California rent control knowledge
- Experience working with general contractors or design-build teams on unit turnover
