Job Description

JOB DESCRIPTION

Pre-Construction

  • Reviews project budget (including Civil, Structural and Architectural with MEPFS items) and project schedule to be presented to management.
  • Reviews and approves recommended contract packages by APM/PM.
  • Urges project team to secure necessary permits prior Construction. (Monitoring progress make necessary action if road blocks occur during the process)
  • Monitors project area status from project team prior project implementation
  • Ensures project team to check and review issued engineering drawings from EDD Design.
  • Reviews work scope of the project presented by project team.
  • Reviews all submitted detailed Project Management Plans (PMP) to successfully complete the project.
  • Plans the resources (time, money, etc.) required to complete complex projects.
  • Final reviews and endorses final schedule by project team for project completion

Construction

  • Oversees assigned project teams to daily monitor project accomplishment, inventory of materials and manpower.
  • Reviews and endorses purchase requisition forms (PR) with accurate quantities and ensures timely delivery of owner supplied materials (OSM's).
  • Monitors assigned project teams in updating and consolidating all construction-related documents (e.g. Owner Instruction slip, Change order forms, Design Change Notice, Task Tracker, Visual Diary, RRPO, RCPO, etc.).
  • Monitors assigned project teams in ensuring construction quality adheres to issued Final Construction Drawings and approved specifications and industry standards.
  • Urges project team to secure and avail necessary permits prior occupancy.
  • Maintains over-all safety of assigned project sites including proper housekeeping and ensures quality control with adherence to OSH/DOLE Standards and SMEDD Standards.
  • Checks the punch list report of assigned project teams and ensures that all are completed within acceptable limits and prescribed timeline/deadline.
  • Reviews identified project risks and recommends mitigation to all project stakeholders.
  • Reviews and approves action plans presented by assigned project teams to address site issues/concerns promptly considering the most cost-efficient measure.
  • Manages needed meetings including alignment meetings with project stakeholders.
  • Reviews assigned project teams prepared and submitted project reports (including cost reports) for management reference and update.
  • Reviews and approves contractors billings based on Project team recommendation and actual site accomplishment.
  • Joins walkthrough with project stakeholders/client (designer, end user and construction groups)
  • Reviews weekly, bi-monthly, quarterly, semi-annual, annual reports of all assigned projects.
  • Validates communicated items with the qualified vendors
  • Guides overall project team to execute the project according to the project plan.
  • Monitors the progress of assigned projects and review the adjustments made as necessary to ensure the successful completion of the project.
  • Attends to Project Team Meetings to update stakeholders including appropriate staff in the organization on the progress of the project.
  • Monitors on-time closure of project punchlist.
  • Monitors all budgeted project expenditures.
  • Monitors all vendors, consultants and all other internal and external customers.
  • Checks and validates the evaluation made by respective project teams on the outcomes of their respective projects, as established during the planning phase.

Post-Construction

  • Monitors assigned project teams in handling the settlement and closing of their project accounts to all stakeholders (vendors/contractors etc.) which includes the preparation and review of billing requests.
  • Reviews contractor's performance and gives recommendation through evaluation form as part of post-construction documentation. – Contractors Evaluation
  • Monitors the progress of all assigned projects close out reports and conducts final checking prior client's acceptance. – Close Out Reports

JOB REQUIREMENTS

  • 8-15 years industry experience and/or 5 years relevant experience in handling multiple projects
  • Bachelor's Degree in Engineering or any related course
  • Preferably has a valid PRC License
  • Must have wide experience in planning, overseeing and leading multiple projects from conceptualization through completion. Strong working knowledge of Microsoft Office and other related Project Management software Tools
  • Performs other functions that may be assigned from time to time by the immediate superior
  • Willing to travel frequently and accept assignments in various locations nationwide
