The Project Designer III is accountable for the outlined job description and responsibilities. Project Designer will perform tasks professionally and efficiently through coordination with appropriate persons to enhance ongoing quality control. Through successful planning, the Project Designer will function as a strategic team member throughout the development and construction process. Accurate communication will be provided by thoroughly conveying progress and potential problems.
The Project Designer is accountable for the outlined job description and responsibilities. The assigned responsibilities may vary due to the company's project development and construction needs. The goals of the Project Designer are to manage AutoCAD/Revit systems and processes to maintain and improve productivity. The primary responsibilities include the preparation of construction document packages, including drawings and specifications, and coordination.

Job Responsibilities (Including but Not Limited to the Following):
1. Operational Tasks:
a. Discuss building and zoning code issues with project team that involve grey areas in the code as directed by supervisor.
b. The Project Designer III should exhibit strong creative capabilities. Bringing new ideas, thoughts, and details to the team from previous experience, current research and discuss or showcase during design meetings or lunch and learns.
c. Develop and participate in presentations to design team, including but not limited to the Architect Project Manager, Project Designers, other Architects, third party consultants, Design and Technical Director, and Director of Architecture.
d. Produce Construction Documents of high-quality using Revit/BIM systems. Explore additional capabilities of the system, identifying areas applicable to our current work.
e. Control access to original drawings and architectural files to assure easy access by authorized personnel
f. Construction drawings shall be based on approved site plan, unit floor plans, building floor plans in a timely manner and in accordance with project schedules and applicable codes.
g. Coordinate preliminary site plans with a senior architect from criteria provided by the Owner that accounts for topography, survey, easements, setbacks, dedications and legal description, and local jurisdiction development standards.
h. Review of grading and drainage plans for compliance with ACG Design established requirements and procedures.
i. Attend and participate in weekly RFI and ACG Design/AHB Coordination Meetings.
2. Administrative Support:
a. Act as a support role for most projects while developing understanding ACG's standards and procedures.
b. Assist in performing site observations during construction.
c. Help prepare reports documenting conformance with contract documents, and perform other related tasks associated with the construction process in associate with architect of record.
d. Provide weekly reports to Supervisor.
e. Coordinate and respond to all AHBI issues, including but not limited to RFI's, submittals and change orders in a timely manner.
3. Communication & Coordination:
a. Coordinate with outside consultants including but not limited to, local architects, building departments, fire department, engineers, surveyors as directed by supervisor.
b. Serve as ACG Design contact with outside consultants as directed by supervisor.
4. Quality Assurance:
a. Monitor work performed by outside consultants to assure timely completion of all work performed.
b. Comply with all ADA requirements. Work alongside Technical Director and/or senior-level architects to ensure compliance.
c. Assist in performing quality control plan reviews.
d. Review all consultants drawings for accuracy prior to distribution to other companies and/or submission to permitting or approval authorities.
e. Follow all ACG Design policies and procedures
5. Other:
a. Promote teamwork with co-workers as well as outside consultants and entities to achieve timely completion of all work in accordance with project schedules.
b. Represent the company in a professional manner at all times.
c. Be punctual, adjusting schedules to meet required timelines. Keep the schedule current, reviewing on a weekly basis and coordinating priorities to assure timely completion of all items on the department schedule as well as emergency needs.
Organizational Relationships:
The Project Designer III reports directly to the Architect Project Manager, with additional oversight from senior leadership, including but not limited to the Design Director, Technical Director, Director of Architecture and the VP of Design. The Project Designer III is expected to work collaboratively with other Project Architects and Project Designers on their project team and willingly be mentored and trained by senior-level employees.

Education and Experience:
Minimum of Bachelors degree in Architecture or equivalent in related field is required.
Minimum 7+ years of experience
At least 4 years of multifamily design experience is required.
Minimum of 7 years of experience in Revit (educational experience can be included). Experience in education is applicable.
Licensure not required. This is the main differentiator between a Project Designer and Project Architect.
