Schedule: Monday – Friday, 9:00 AM – 6:00 PM WA, AU and PH Time

Holiday to follow: WA, AU Holidays

Workdays: Mon - Fri

Role Overview

We are seeking an experienced Senior Concept Design Draftsperson (Revit) to support the front-end, pre-sales concept design phase of commercial and industrial construction projects. This role is not a documentation-only position, it is specifically focused on early-stage design leadership, where incomplete briefs are translated into clear, buildable, and commercially viable concepts that directly support sales, budgeting, and feasibility assessments.

The successful candidate will take ownership of early concept design using Autodesk Revit, testing site yield, constraints, and compliance requirements while producing proposal-level design outputs for client presentations, cost planning, and internal decision-making. This role requires strong autonomy, commercial awareness, and confidence working in a fast-paced pre-sales environment.

Key Responsibilities

1. Early Design & Pre-Sales Concept Leadership

·       Lead early concept design for commercial and industrial buildings, translating incomplete briefs and sales inputs into practical, compliant, and commercially viable design concepts.

·       Act as a front-end architectural lead during the pre-sales and feasibility stages, taking ownership of concept development rather than working solely in a documentation support capacity.

·       Develop and test site yield, planning constraints, buildability, and design efficiency to directly support sales strategy, feasibility assessments, and budgeting discussions.

2. Revit-Based Concept Modelling & Proposal Support

·       Produce Revit-based concept models aligned with budgeting, estimating, and proposal workflows, ensuring designs are suitable for early cost planning and client presentations.

·       Prepare proposal-level design documentation including site plans, floor plans, roof layouts, elevations, sections, and basic 3D perspectives for use in sales submissions and quotations.

·       Continuously refine concepts to improve compliance, constructability, cost effectiveness, and alignment with client and commercial objectives.

3. Site, Planning & Compliance Analysis

·       Research and assess site constraints including titles, easements, services, covenants, and encumbrances.

·       Interpret Australian planning schemes, zoning requirements, and local government controls—particularly within Western Australia—to identify development constraints and opportunities at concept stage.

·       Apply relevant principles of the NCC and Australian Standards early in the design process to ensure downstream compliance.

4. Pre-Sales Scoping & Consultant Coordination

·       Coordinate early consultant inputs including surveys, site investigations, hydraulic testing, and specialist reports required for feasibility and proposal development.

·       Liaise with planning, civil, structural, hydraulic, traffic, and geotechnical consultants to integrate technical constraints into early concept designs.

5. Approvals Support & Design Handover

·       Assist with the preparation of planning approval submissions, including compliance statements and design justifications.

·       Provide clear design intent, research outputs, and Revit model information to the construction documentation team for downstream development and permitting.

Required Skills & Experience

·       Strong hands-on expertise in Autodesk Revit, specifically for concept modelling and early design development.

·       Proven experience delivering pre-sales or feasibility-stage concept design, ideally as a front-end architectural or design lead—not solely as a documentation draftsperson under supervision.

·       5–10 years of drafting experience on commercial or industrial construction projects similar in scale and type to those undertaken by the company.

·       Solid exposure to Australian planning schemes, NCC compliance, and Australian Standards.

·       Ability to prepare Revit-based concept models aligned to budgeting, estimating, and proposal workflows.

·       Strong understanding of building code considerations including accessibility, fire services (hydrants), car parking requirements, and planning controls.

·       Knowledge of tilt-up or precast concrete panel construction with structural steel framing is highly advantageous.

·       Demonstrated ability to manage multiple concurrent concept projects and meet tight pre-sales deadlines.

·       Ability to work autonomously in a fast-paced environment with minimal supervision.

·       Strong communication and coordination skills with sales teams, consultants, and internal stakeholders.

Desirable Attributes

·       Experience working within a design & construct builder environment.

·       Drafting or building design qualifications are preferred (architecture degree not required).

·       Additional town planning qualifications are advantageous.

·       Exposure to international English-speaking building codes (Australian standards remain the primary focus).
