Adamantem Consulting Engineers is a growing engineering consultancy specializing in structural assessment, risk advisory, independent technical reviews, and retrofit-driven consulting for existing buildings across Metro Manila.
We work primarily on non-CAPEX, approval-driven engagementsprojects that exist because of risk, compliance, financing, renovation, or operational pressure, not speculative development.
We are building a disciplined, high-trust business development function focused on value, pricing integrity, and long-term client relationships.
Role Overview
We are looking for a Senior Business Development Lead Non-CAPEX Accounts to own and grow our structural assessment and risk services pipeline for buildings 15 years old and above.
This is not a junior sales role and not a commodity selling position.
You will be responsible for originating, qualifying, and closing high-value, fast-cycle consulting engagements (typically 1.5M5M per project) across Metro Manila, working closely with the Principal Engineer and technical teams.
Key Responsibilities
Business Development & Deal Ownership
- Originate and manage non-CAPEX opportunities including:
- Structural assessments and audits
- Independent technical reviews
- Bank-driven due diligence
- Change-of-use and renovation assessments
- Retrofit feasibility and risk advisory
- Own deals end-to-end: lead qualification proposal negotiation contract award
- Maintain a 3045 day average sales cycle for assessment-type engagements
Relationship Management
- Build and maintain relationships with:
- Property and facility managers
- Asset owners and developers
- Banks, lenders, and appraisers
- Contractors and renovation teams
- Protect long-term relationships and pricing integrity
Pipeline & Performance Discipline
- Maintain a healthy, qualified pipeline aligned with monthly run-rate targets
- Work within clearly defined pricing and scope guardrails
- Coordinate closely with the Proposal Engineer and Revenue & Risk Director
What This Role Is NOT
- Not door-to-door selling
- Not price-based competition
- Not a role where you are asked to discount to survive
- Not responsible for delivery execution
Qualifications & Experience
Required
- Minimum 710 years experience in business development, commercial, or client-facing roles
- Proven track record selling complex, intangible services (consulting, engineering, advisory, financial, or professional services)
- Experience dealing with multiple decision-makers (technical, finance, legal, management)
- Comfortable owning a quota and being accountable for results
- Strong communication, negotiation, and relationship-management skills
Preferred Backgrounds
- Engineering, construction, real estate, property management, banking, or advisory sectors
- Former PMs, consultants, commercial managers, or senior proposal professionals transitioning into BD
- Existing network within Metro Manila property, banking, or facilities ecosystem
Compensation:
Base Salary
- 90,000 120,000 per month (depending on experience)
Variable / Commission (Strong Upside)
- 3% commission on collected revenue up to quota
- 5% commission on collected revenue beyond quota
- Commission is paid only on collected revenue, ensuring transparency and sustainability
Realistic Earning Potential
- Solid performers can earn 23 base salary
- High performers can earn 35 base salary
- Total annual earnings in the 3M6M+ range are achievable for strong performers
