Job Overview

The Sales Manager is responsible for driving occupancy, revenue growth, and market share for Aruga Apartments through strategic sales initiatives, business development, and client relationship management. The role focuses on generating new business opportunities, strengthening key partnerships, and maximizing revenue across corporate, leisure, long-stay, and relocation.

Key Responsibilities

Sales Strategy & Revenue Generation

  • Develop and implement sales plans and strategies to achieve occupancy, room revenue, and market share targets.
  • Identify and pursue new business opportunities across corporate accounts, embassies, relocation companies, travel management companies, government agencies, and other key market segments.
  • Generate qualified leads and convert prospects into long-term business partnerships.
  • Conduct sales calls, client presentations, networking activities, and site inspections to secure new business.
  • Negotiate contracts, rates, and commercial agreements in accordance with company policies.
  • Monitor account production and maximize revenue opportunities from existing clients.

Account Management & Business Development

  • Build and maintain strong relationships with corporate clients, travel partners, relocation agencies, and other stakeholders.
  • Ensure regular engagement with key accounts through meetings, business reviews, and relationship-building activities.
  • Develop account plans for major clients and identify opportunities for business growth.
  • Represent Aruga Apartments at industry events, trade shows, and networking functions.

Market Intelligence & Reporting

  • Monitor market trends, competitor activities, pricing strategies, and customer preferences.
  • Analyze market opportunities and recommend strategies to improve market positioning.
  • Maintain accurate sales records, account information, and pipeline reports.
  • Prepare regular sales performance reports, forecasts, and business development updates.
  • Track and report key performance indicators (KPIs), including occupancy, room revenue, lead conversion, account production, and market penetration.

Collaboration & Brand Promotion

  • Work closely with the Marketing team to support promotional campaigns, partnerships, and brand initiatives.
  • Assist in organizing events, client appreciation activities, and property showcases.
  • Ensure all sales activities align with Aruga Apartments brand standards and service excellence culture.
  • Collaborate with Operations to ensure client expectations and service commitments are consistently delivered.

Qualifications

  • Bachelor's Degree in Marketing, Business Administration, Hospitality Management, or a related field.
  • Minimum of 6–10 years of experience in hospitality sales, business development, or account management.
  • Experience in luxury hotels, serviced residences, or upscale hospitality properties is highly preferred.
  • Proven track record of achieving sales targets and driving revenue growth.
  • Strong network within corporate, relocation, travel, and hospitality sectors.
  • Excellent negotiation, presentation, and relationship management skills.
  • Strong analytical and reporting capabilities.
  • Proficient in Microsoft Office applications and CRM/Sales systems.
  • Excellent verbal and written communication skills.
  • Self-motivated, results-oriented, and capable of working independently.
