As ROW Senior Manager, you will support the execution of the strategic direction and management of ROW acquisition for key ARI projects, assisting in optimizing processes and ensuring timely Right-of-Way acquisition for critical project components, such as transmission lines, access roads, storage areas, jetty sites, and switching stations for 1RE Projects.
The position holder will oversee and manage necessary documents, consents, and other requirements needed in acquiring ROW and including due diligence. The Senior Manager will oversee the ROW acquisition process, manage a team of ROW Managers, supervisors and specialists, and work cross-functionally to drive project success and protect ARI's long-term interests and contribute directly to transforming energy for a better world. You will work closely with Stakeholder Relations & Permitting, Right-of-Way, Regulatory, Legal & Compliance (SRRLC) to deliver results, create positive community impact, and develop your skills in a supportive, purpose-driven environment.
In This Role, Your Responsibilities Will Be:
- Develops and executes the ROW acquisition strategy for key ARI projects in collaboration with SRRLC SAVP and ROW AVP, ensuring alignment with the company's renewable energy goals and growth targets.
- Leads, structures, and oversees high-stakes negotiations with landowners, claimants, and corporate entities to secure long-term land agreements, easements, and titles.
- Makes critical decisions and recommendations in the face of high level landowner issues.
- Identifies emerging potential legal, commercial, community risks and executes mitigation measures related to ROW acquisition, adjusting strategies as needed to adapt to changing business environments.
- Implements risk management strategies, including contingency plans to address potential delays or issues.
- Resolves complex issues related to ROW acquisition, such as disputes with landowners or government agencies, by managing risks and negotiating solutions.
- Coordinates with technical, engineering, legal support teams regarding the identification of potential routes/sites for transmission line, access roads, jetty site and other project components, collaborates in determining the pain points and potential legal risks and executes plans based on direction set by PDE and SRRLC team leaders.
- Ensures that all ROW-related documentations (land agreements, permits, clearances, etc.) are processed and managed effectively.
- Ensures the timely acquisition of right-of-way prior to construction of 1RE Projects.
- Recommends adjustments to ROW strategies, processes, and policies to ensure continuous improvement in the team's performance and the overall acquisition strategy.
- Provides visibility to the AVP on immediate concerns, to enable teams to create forward moving plans.
- Manages and ensures regular coordination with internal and external stakeholders to achieve ROW acquisition targets. This includes:
- Government entities, such as: DAR, BIR, DENR CENRO (for titling), Registry of Deeds, Assessor's Office, for the preparation and processing of permits and clearances and/or for the early resolution of issues concerning clearance and approvals, matters regarding ordinances, regulations, taxes, and property laws;
- Community leaders and other concerned private entities regarding community concerns that need to be addressed;
- Conducting information drives for the promotion and acceptability of RE PDE projects through public consultation;
- Initiating internal meetings with various teams to ensure ROW targets are met
- Reports progress of ROW acquisition to the top management including concerns and irregularities for proper action.
- Monitors the implementation and enhances best practices for ROW acquisition, improving efficiency and mitigating risks through better processes, tools, and strategies.

What You Will Need:
Education & Experience:
- Bachelor's Degree in any 4- year course, preferably Bachelor of Laws / Juris Doctor
- 7 years of Right-of-Way experience in infra, railways, tollways, RE projects
- At least 5 years in leadership / management roles with demonstrated experience in team management, strategic decision-making, and ROW acquisition process management.
- 2 years of project experience
- Exposure in working with/for government agencies (DOE, NGCP, OSG)
- Lawyer
Technical / Functional Skills:
- Proven ability to manage complex ROW processes, stakeholder relationships, and legal requirements effectively.
- Experience in due diligence, high level assessment, and negotiations in land acquisition and conversion.
- Familiarity with land-related contracts
