Role Summary:
The position holder is responsible for providing support to the Project Development and Execution (PDE) Team on the different phases of the day-to-day processes in acquiring right-of-way (ROW) for identified components of all ARI projects.
The position holder oversees and organizes necessary documents, consents, and other requirements needed in acquiring ROW and including due diligence.
Outcomes Expected and Responsibilities:
1) Coordinates with technical, engineering, legal support teams regarding the identification of potential routes/sites for transmission line, access roads, jetty site and other project components, collaborates in determining the pain points and potential legal risks and executes plans based on direction set by RE PDE team leaders.
2) Manages the commercial and legal risks throughout the ROW acquisition process, and participates in ensuring that ARI's interest is protected and that the project objectives are met transparently and sustainably. Activities include but are not limited to:
- Managing the gathering of required documentation for screening, land due diligence, and land rights processes from landowners and government agencies.
- Ensuring the practice of due diligence and financial close processes for all aspects of the property.
- Managing the internal approval and document control process for property agreements.
- Providing visibility to the AVP on immediate concerns, to enable teams to create forward moving plans.
- Creating venues for discussion with internal resources and cross-functional teams to identify the risks presented in the land documentation and other information.
3) Liaises and collaborates with internal and external stakeholders to achieve ROW acquisition targets. This includes:
- Government entities, such as: DAR, BIR, DENR CENRO (for titling), Registry of Deeds, Assessor's Office, for the preparation and processing of permits and clearances and/or for the early resolution of issues concerning clearance and approvals, matters regarding ordinances, regulations, taxes, and property laws;
- Community leaders and other concerned private entities regarding community concerns that need to be addressed;
- Conducting information drives for the promotion and acceptability of RE PDE projects through public consultation;
- Initiating internal meetings with various teams to ensure ROW targets are met

Minimum Qualifications
Must have a Bachelor's degree in Law (LL.B) or Juris Doctor (J.D.)
With 5 years of Right-of-Way experience in infrastructure, railways, tollways, RE projects
With 2 years of project experience
With experience in due diligence, high level assessment, and negotiations in land acquisition and conversion.
Familiarity with land-related contracts
