Your Role:
JOB RESPONSIBILITIES:Track Competitor Activity:
- Monitor and document our competitorsu0027 property listings (just listed, on-market, under contract, closed, total days on market, taken off the market).
- Record sale prices and compare them to listing prices.
- Contact outside brokers to obtain offering memorandums, pricing guidance, and their marketing process.
- Identify common themes, such as frequent price reductions, to inform pricing strategies.
Research/Data Management:
- Maintain detailed records in Excel, tracking all relevant data points (owner contact info, property info, company info, property-level rents, etc.)
- Source current market rents
- Source housing statistics, job creators, and other growth- all within a submarket.
Marketing- Writing paragraphs describing the property and the investment opportunity.
- Writing paragraphs describing the Metro Area.
What You Need:
QUALIFICATIONS:- Proficiency in Excel and Outlook.
- Able to navigate online data analysis tools including but not limited to A.I. tools.
- Strong communication and writing skills.
- Attention to detail.
