Salary: Php50k to Php60k + commission

About the Role

We are seeking a dynamic and experienced Head of Sales Real Estate Brokerage (PH) to join our growing brokerage firm in the Philippines. This pivotal role is designed for a licensed real estate professional with a strong background in sales management, team building, and regulatory compliance.

The Sales Lead will oversee a team of sales agents and brokers, fostering a high-performance sales environment, ensuring adherence to industry regulations, and driving business growth. This individual will be instrumental in developing and mentoring the sales team, establishing strategic relationships, and supporting the overall success of the company's real estate operations.

Key Responsibilities:

  • Sales Leadership & Team Performance
  • Lead, develop, and manage a team of sales agents and brokers: recruitment, training, performance management, and retention.
  • Set clear sales targets, quotas, and activity standards; drive a high-performance sales culture.
  • Conduct regular pipeline reviews, deal strategy sessions and performance check-ins.
  • Revenue Ownership and Sales Strategy
  • Responsible and deliver monthly/quarterly sales targets (e.g. GMV/GCI/net revenue).
  • Build sales playbooks and execution plans: lead management, client engagement, property tours, and closing process.
  • Identify growth levers(channels, partnerships, developer tie-ups, referrals, corporate accounts) and convert them into repeatable acquisition motions.
  • P&L / Budget Management / Forecast Management
  • Own sales P&L: revenue performance, commission/incentive costs, sales-related operating expenses.
  • Prepare and manage annual sales budget, monthly forecasts, and variance reports; proactively recommend course corrections.
  • Improve sales efficiency metrics(productivity per head, conversion rates, cost-to-close/customer acquisition cost, cycle time).
  • Training and Capability Building
  • Design and implement ongoing training programs: product knowledge, consultative selling, objection handling, negotiation and closing skills of sales team.
  • Drive compliance training and documentation discipline to reduce risk and improve audit readiness.

  • Regulatory Compliance & Sales Governance
  • Ensure all sales activities and operations adhere to the Philippine real estate laws. Licensing requirements and industry standards (e.g. PRC regulations and applicable industry standards).
  • Enforce standards for marketing representations, client disclosures, contracts, document retention and ethical selling practices.
  • Work with internal Ops/Legal/Compliance to implement controls and resolve issues.
  • Business Development & Client Relations Management
  • Develop and maintain strong relationships with Clients, partners, stakeholders to ensure excellent service and repeat business.
  • Handle escalations and ensure high client satisfaction from inquiry to turnover.
  • Operational Collaboration
  • Work closely with COO/Operations Director and internal teams (such as Marketing, IT, Admin and Finance) to streamline lead flow. Listing readiness, site viewing logistics, and closing operations.
  • Public Relations & Market Presence
  • Manage clients communications and public relations efforts to enhance brand credibility and visibility in the market.
  • Represent the company at industry events, networking functions, and client meetings to promote the company and cultivate new business opportunities.
  • Negotiation & Deal Closure
  • Support the team in structuring offers, negotiating and closing deals that align with the company's goals and ensure client satisfaction.
  • Maintain deal quality protect margin/commission integrity while keeping client satisfaction high.
  • Market Research & Analysis
  • Conduct market research to identify trends, opportunities and competitive dynamics to inform strategic decisions.

Qualifications:

  • Minimum of 3-5 years experience in real estate sales with proven leadership experience (team management, coaching, performance turnaround);
  • Bachelor's Degree in Business Administration, Marketing, Real Estate or related discipline preferred;
  • Licensed Real Estate Service (RES) or Real Estate Broker
  • Knowledge on legal documentation related to real estate transactions;
  • Strong track record delivering targets (revenue/GCI/GMV) and managing pipelines;
  • Strong sales and negotiation skills with good understanding of the local real estate market and industry trends;
  • Has the ability to lead and motivate a sales team with excellent communication and interpersonal skills
  • Proficient with MS Office, CRM software and other sales tools;
  • Goal-oriented and self-motivated, with high level of professionalism and integrity;
  • Can work under pressure and meet sales targets
  • Strong organizational and planning skills
