Role OverviewWe are seeking a part-time Real Estate Financial Modeling & Underwriting Analyst to support underwriting and evaluation of U.S.-based real estate investments.
This role is intended for professionals who already build real estate financial models (as part of investment banking, private equity, real estate advisory, or similar roles) and are looking for a flexible second engagement with meaningful deal exposure.
You will own the financial model, collaborate with the sponsor on assumptions, and support investment decision-making. Final investment decisions remain with the sponsor.
Primary Responsibilities
Financial Modeling (Core Focus)Build real estate financial models from scratch or adapt existing proprietary models
Underwrite U.S. real estate investments (multifamily, retail, small commercial)
Model:
- Acquisition and disposition
- Operating cash flows and pro formas
- Debt financing and capital structure
- Exit scenarios
- Perform sensitivity and scenario analysis
- Calculate and analyze:
- IRR (levered and unlevered)
- Cash-on-cash returns
- Equity multiples
- Cap rates
- DSCR
Underwriting & Deal Analysis- Review broker Offering Memoranda (OMs), rent rolls, and T-12 financials
- Assess assumptions and identify key risks
- Summarize underwriting conclusions and red flags
Market & Location Analysis- Support market research using public and broker-provided data
- Assess demand drivers, growth trends, and market risks
Due Diligence Support- Assist with early-stage due diligence review
- Prepare diligence questions and issue tracking
Required Qualifications- Demonstrated experience building real estate financial models from scratch
- 3+ years experience in:
- Investment banking
- Private equity
- Real estate private equity
- Real estate advisory / valuation
- Strong Excel modeling skills
- Familiarity with U.S. real estate investment metrics and structures
Nice to Have- Experience underwriting U.S. real estate deals
- Exposure to GP/LP waterfalls and preferred returns
- Experience working with U.S.-based clients
