Duties and Responsibilities but not limited to:
- To provide an unbiased, comprehensive and expert opinion about a specific value of a real property, based on internationally accepted standards of valuation and in accordance with the Philippine Laws.
- To conduct ocular site inspection and identify its property type.
- To perform measurements and calculations of building improvements, square meterage.
- To research, source and analyze comparable property values.
- To communicate findings orally and in written form to clients.
Other duties and responsibility include:
- Identify and/or describe the conditions and characteristics of the assets that are relevant to the purpose of the appraisal.
- Document the details of the valuation procedures and the various assumption and parameters used in the valuation exercise.
- Writing reports of properties estimated values.
- Conduct market studies and analysis of real estate trends, market conditions, supply and demand, and investment activities affecting property values.
- Verify ownership documents, tax declarations, zoning classifications, land use regulations, and other property-related information relevant to the valuation process.
- Coordinate with government agencies, assessors offices, brokers, developers, and other market participants for data gathering and verification.
- Analyze lease agreements, tenancy schedules, rental structures, and income streams for income-generating properties.
- Assist in the preparation of feasibility studies, highest and best use analysis, and investment advisory studies where required.
- Conduct depreciation analysis and estimate replacement or reproduction costs of building improvements and other land improvements including equipment's.
- Maintain and update comparable sales, rental, and market databases for reference and valuation purposes.
- Perform financial analysis and cash flow projections for investment and income-producing properties.
- Prepare maps, location plans, market data sheets, photographs, and other supporting documentation required for valuation reports.
- Attend client meetings, and presentation of valuation findings and conclusions.
- Ensure completeness, accuracy, and proper documentation of appraisal files and working papers.
- Coordinate with internal departments and team members to ensure timely submission of valuation reports and deliverables.
- Monitor changes in laws, regulations, taxation, and market practices affecting real estate valuation and property markets.
- Maintain confidentiality of client information, valuation data, and proprietary company information.
- Provide assistance in business development initiatives, proposal preparation, and client relationship management activities.
- Review and analyze financial and operational information relevant to enterprise valuation, portfolio valuation, and investment analysis assignments.
- Assist to colleagues and providing technical guidance on valuation procedures and report preparation.
- Perform other related functions and responsibilities that may be assigned by management from time to time.
Qualifications:
- Candidate must possess at least Bachelor's/College Degree in Engineering - Industrial, Bachelor's/College Degree in Finance/Accountancy/Banking, Property Development/Real Estate Management, or equivalent.
- At least 1 to 5 years of relevant working experience in the Real Estate Appraisal industry
- Knowledgeable in Microsoft Office applications
- With report writing skills to exercise sound judgment and decision making to produce accurate and high quality valuation reports
- With good analytical and interpersonal skills/results oriented.
- Demonstrates excellent communication skills, both written and verbal, and the ability to build and nurture relationships at all levels
- Can work under pressure and can render overtime, if needed
- Must be willing to work in an office-based setup and willing to travel for site inspections
