Position Overview
The Property Onboarding Accountant at Diamond National Realty (DNR) is responsible for the successful financial setup, transition, and integration of newly acquired or newly managed properties into AppFolio. This role ensures the accurate migration of financial data, proper system configuration, implementation of internal controls, and seamless operational alignment between the accounting and property management teams.
This position plays a critical role in safeguarding the financial integrity of Diamond National Realty's portfolio during property transitions. The Property Onboarding Accountant ensures each asset is fully prepared for financial reporting, compliance requirements, lender and investor transparency, and audit readiness, while maintaining DNR's standards for accuracy, efficiency, and operational excellence.
Key Responsibilities
Property Transition & Onboarding
Lead accounting onboarding for newly acquired or managed properties.
Review prior financials, trial balances, and supporting documentation.
Analyze historical data for accuracy and completeness.
Identify discrepancies and coordinate resolution with prior management.
AppFolio System Setup
Configure property settings within AppFolio.
Set up chart of accounts and ensure proper mapping.
Establish bank accounts and cash management structure.
Input beginning balances and reconcile to source documents.
Configure units, tenants, lease data, and security deposit tracking.
Ensure proper setup of reserve accounts and restricted cash.
Data Migration & Validation
Import and validate tenant ledgers.
Reconcile security deposits and escrow balances.
Reconcile accounts payable and outstanding liabilities.
Tie all balances to acquisition statements or management transition reports.
Perform post-conversion trial balance reconciliation.
Internal Controls & Process Implementation
Establish property-level cash controls.
Ensure proper segregation of operating vs. restricted funds.
Implement purchase order and invoice approval workflows.
Develop onboarding checklist and documentation standards.
Assist in drafting SOPs related to property onboarding.
Reporting & Compliance
Ensure property is fully reporting-ready post onboarding.
Validate financial statements for the first reporting cycle.
Support LIHTC/HUD setup where applicable.
Coordinate with asset management and site teams during transition.
Qualifications
Bachelor's degree in Accounting or Finance.
35 years of accounting experience (property management preferred).
Strong working knowledge of AppFolio (required).
Experience with property transitions or acquisitions strongly preferred.
Advanced Excel skills.
Strong reconciliation and problem-solving abilities.
Detail-oriented with a strong internal control mindset.
English profiency.
